Indian Trail real estate September 2023 experienced slightly lower home prices month-over-month and year-over-year, except for median home prices which increased 3.55% compared with September one year ago. Inventory declined from one month ago and one year ago, as did new listings. September’s sales were also at their lowest level since January 2023. Days on market increased from August but decreased from September one year ago. List to sale price ratio was just 100% indicating Indian Trail home buyers did not have much wiggle room on price negotiations. With 3.98 months supply of inventory, the Indian Trail housing market edged toward being a balanced market.
Indian Trail Real Estate September 2023 Housing Market Highlights
INDIAN TRAIL HOME SALE PRICES DOWN SLIGHTLY MONTH-OVER-MONTH
Average home sale price in Indian Trail at $447,640 decreased 1.68% from $455,300 in the previous month of August. The average sale price was 3.62% lower than the $464,462 in September 2022.
Median home sale price decreased 1.1% to $434,921 in September 2023 from $439,750 in August 2023. Compared with September 2022, median sale price increased 3.55% from $420,000. The median sale price was at its highest level compared with August 2022 and August 2021.
Price per square foot averaged $208 in September 2023, up 1.46% from $205 in the previous month of August. Price per square foot was 1.46% higher than $205 in September 2022.
INDIAN TRAIL HOUSING INVENTORY DOWN FROM AUGUST 2023 AND SEPTEMBER 2022
The number of properties for sale in September 2023 declined 2.78% with 175 compared with August, which had 180 properties for sale. Inventory was 33.71% lower than in September 2022 when inventory stood at 264 homes. The months supply of inventory increased to 3.98 months indicating a more balanced market in Indian Trai in the month of September.
NEW LISTINGS DOWN FROM LAST YEAR & LAST MONTH
New listings declined 13.85% in September 2023 to 56 from 65 listings in August 2023. New listings were 35.63% lower than the 87 new listings we saw one year ago in September 2022. September 2023 new listings were at their lowest compared to September 2022 (87 new listings) and September 2021 (97 new listings). This was the lowest number of new listings in Indian Trail since April 2023.
INDIAN TRAIL HOME SALES DECLINED YEAR-OVER-YEAR & MONTH-OVER-MONTH
Sales in September 2023 increased 45% to 44 compared with 80 sales in the previous month of August 2023. Sales were 44.3% lower than in September 2022 which had 79 sales. The September 2023 sales were at their lowest level compared with September 2022 (79 sales) and September 2021 (95 sales). September’s sales were also at their lowest level since January 2023 which saw 38 closed sales.
DAYS ON MARKET UP MONTH-OVER-MONTH, BUT DOWN YEAR-OVER-YEAR
Average days on market increased three days to 32 days in September compared with 26 days in August 2023. Compared with September 2022, days on market decreased eight days from 40 days. Compared with September 2021, days on market were 26 days higher.
LIST TO SALE PRICE RATIO INCREASED TO JUST OVER 100%
The list to sale price ratio in September 2023 was 100.31%, increasing 0.78% from August. The list to sale price ratio increased 1.28% from 99.01% in September 2022.
