Indian Trail home prices increased from one month ago and one year ago. Inventory was at its lowest level since April 2023 and also down from November 2022. New listings declined a fifth consecutive month to their lowest level in over three years. November’s closed sales declined month-over-month and year-over-year. Days on market increased compared with the most recent month and November 2022.  List to sale price ratio declined to 98.19% from October, but was unchanged from one year ago.  The months supply of inventory of 3.85 months is gradually pushing Indian Trail into a balanced market.

INDIAN TRAIL HOME SALE PRICES IMPROVED

Average home sale price in Indian Trail at $464,689 improved 4.14% from $446,232 in the previous month of October. The average sale price was 3.74% higher than the $447,918 in November 2022. The 2023 November average sale price was at its highest level compared with November 2022 and 2021.

 

Median home sale price increased 1.69% to $449,990 in November 2023 from $442,500 in October 2023. The median sale price was 4.56% higher than the $430,000 price in November 2022. The 2023 November median sale price was at its highest level compared with November 2022 and 2021.

 

Price per square foot averaged $212 in November 2023, unchanged from the previous month of October. Price per square foot was 7.611% higher than $197 in November 2022. 

 

 

INDIAN TRAIL HOUSING INVENTORY AT LOWEST LEVEL SINCE APRIL 2023

The number of properties for sale in November 2023 declined 3.51% with 165 compared with October which had 171 properties for sale. Inventory was 30.67% lower than in November 2022 when inventory stood at 238 homes. The months supply of inventory of 3.85 months is slowly pushing Indian Trail into a balanced market.

 

 

NEW LISTINGS IN INDIAN TRAIL DECLINED A FIFTH CONSECUTIVE MONTH

New listings declined 14.63% in November 2023 to 35 from 41 new listings in October 2023. New listings were 27.08% lower than the 48 new listings we saw one year ago in November 2022. November 2023 new listings were at their lowest compared to November 2022 (48 new listings) and November 2021 (75 new listings). This was the lowest number of new listings in Indian Trail in more than three years.

 

 

INDIAN TRAIL HOME SALES DOWN YEAR-OVER-YEAR & MONTH-OVER-MONTH

Sales in November 2023 decreased 18.87% to 43 compared with 53 sales in the previous month of October 2023. Sales were 27.12% lower than in November 2022 which had 59 sales. The November 2023 sales were at their lowest level compared with November 2022 (59 sales) and November 2021 (73 sales).  November 2023 saw the lowest number of closed sales since January 2023 when there were 38 closed sales.

 

 

DAYS ON MARKET UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average days on market increased to 39 days in November from 33 days in October. Compared with November 2022, days on market increased by nine days from 30 days. Compared with November 2021, days on market were 25 days higher.

 

 

LIST TO SALE PRICE RATIO DECLINED MONTH-OVER-MONTH, UNCHANGED YEAR-OVER-YEAR

The list to sale price ratio in November 2023 was 98.19%, down from 99.21% in October, but was unchanged compared with November one year ago.
