Indian Land, SC Real Estate Highlights: November 2023

 

Indian Land real estate November 2023 saw new listings decline to their lowest level in over three years. Inventory was flat compared with one month ago, but down from one year ago. The months supply of inventory at 4.48 months, Indian Land become more of a balanced market between buyers and sellers.  Days on market increased both month-over-month and year-over-year.  List to sale price ratio declined from October to under 100%, but was unchanged from one year ago. Home prices also declined in November. Closed sales were essentially flat month-over-month, but down year-over-year.

NEW LISTINGS IN INDIAN LAND DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR

New listings in November 2023 were 42, declining 32.26% from 62 in October 2023. Compared with November 2022, new listings were down 35.38% from 65 listings. The November 2023 listings were at their lowest level compared with November 2022 (65 listings) and November 2021 (71 listings). This was the lowest number of new listings in Indian Land in over three years.

 

 

INDIAN LAND INVENTORY FLAT MONTH-OVER-MONTH, LOWER YEAR-OVER-YEAR

Despite fewer new listings, the number of properties for sale in November 2023 was 224, increasing one home over the previous month of October. Compared with November 2022, the number of properties for sale declined 5.49% from 237 properties. Compared with November 2021, the number of properties for sale increased from 172. The November 2023 months supply of inventory of  4.48 months was at its highest level compared with November 2022 and 2021, but down slightly from one month ago. At 4.48 months of inventory, Indian Land has become more of a balanced market between buyers and sellers.

 

 

INDIAN LAND HOME SALE PRICES DECLINED 

Average home sale price in November 2023 was $484,053, down 10.86% from the average sale price of $543,042 in the previous month of October.  November’s average sale price was 20.16% lower than one year ago in November when the average sale price was $606,291. Some of this decline can be attributed to the price mix of homes sold in the most recent month, especially new construction homes.

 

Median home sale price in November 2023 was $475,4000, down 7.69% from October’s $515,000. Median sale price declined 23.12% from $618,383 in November 2022. Some of this decline can be attributed to the price mix of homes sold in the most recent month, especially new construction homes.

 

Price per square foot for Indian Land homes in November 2023 increased 3.18% to $227 from $220 in the most recent month of October. Year-over-year, the November 2023 price per square foot was was 9.66% higher than in November 2022 when it was $207 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND DECLINED MONTH-OVER-MONTH, FLAT YEAR-OVER-YEAR

The list to sale price ratio in November 2023 decreased to 98.97% from 100.25% in October 2023. Compared with November 2022, the November 2023 list to sale price ratio was unchanged.

 

 

DAYS ON MARKET INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Days on market for Indian Land properties were 36 days, up from 22 days in the previous month of October. November’s days on market were at their highest level compared with November 2022 (23 days on market) and November 2021 (11 days on market). 

 

 

NUMBER OF PROPERTIES SOLD INCREASED FROM OCTOBER 2023

The number of properties sold was 50 in November 2023 increasing 2.04% from 49 properties sold in October 2023. Sales were also 32.43% lower than in November 2022. The November 2023 sales were at their lowest compared with November 2022 (74 sales) and November 2021 (96 sales).
