Home prices held their own versus May and increased compared with June 2022. New listings declined as did inventory, causing days on market to decline a fifth consecutive month.

INDIAN TRAIL HOME SALE PRICES STEADY & UP YEAR-OVER-YEAR
Average home sale price in Indian Trail at $469,347 was essentially equal to the average sale price in the previous month of May. The average sale price was 12.32% higher than the $417,865 in June 2022. The June 2023 average sale price was at its highest compared with June 2022 and June 2021.
Median home sale price declined 2.71% to $445,000 in June 2023 from $457,415 in May 2023. Compared with June 2022, median sale price increased 13.38% from $392,490. The June 2023 median sale price was at its highest compared with June 2022 and June 2021.
Price per square foot averaged $208 in June, increasing 3.48% from $201 per square foot in May 2023 and 8.9% higher than $191 in June 2022. June’s price per square foot was the highest since June 2020.
INDIAN TRAIL HOUSING INVENTORY DECREASED BY 4 HOMES
The number of properties for sale in June 2023 was 169, down 2.31% from 173 in May 2023 and 7.65% lower than in June 2022 when inventory stood at 183 homes.
NEW LISTINGS DOWN FROM ONE YEAR AGO & FROM ONE MONTH AGO
New listings declined 1.23% in June 2023 to 80 from 81 listings in May 2023. New listings were 15.79% lower than the 95 new listings we saw one year ago in June 2022. June 2023 new listings were at their lowest compared to June 2022 (95 new listings) and June 2021 (111 new listings).
INDIAN TRAIL HOME SALES DECLINED FROM 2022 | INCREASED FROM MAY 2023
Sales in June 2023 increased 19.35% to 74 compared with 62 sales in the previous month of May 2023. Sales were 44.78% lower than in June 2022 which had 134 sales (the highest number of sales in three years). The June 2023 sales were at their lowest level compared with June 2022 (134 sales) and June 2021 (79 sales).
DAYS ON MARKET DECLINED A FIFTH CONSECUTIVE MONTH
Average days on market declined 8 days to 30 days in June compared with May 2023. Compared with June 2022, days on market increased 17 days from 19 days. The June 2023 days on market were at their highest level compared with June 2022 (19 days) and June 2021 (6 days). By the same token, June’s days on market were at their lowest level since November 2022 when the DOM were 30.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio in June 2023 was 99.63%, up 1.1% from 98.53% in May 2023. The list to sale price ratio in June 2023 was 2.24% lower than what we saw in June one year ago when it was 101.87%.
