INDIAN TRAIL HOME SALE PRICES INCREASED YEAR-OVER-YEAR & MONTH-OVER-MONTH
Average home price in Indian Trail increased 6.5% to $455,172 from $427,400 in March 2023. Compared with April 2022, average home price in Indian Trail improved 3.86% from $438,244. Average home price was also higher compared with April 2021.
Median home price increased 11.31% to $445,242 in April 2023 from $400,000 in March 2023. The median home price also improved 2.35% year-over-year from $435,000 in April 2022. The median sale price was also higher compared with April 2021.
Price per square foot averaged $199 in April, increasing 1.53% from $196 per square foot in March 2023 and equal to the price per square foot one year ago in April 2022.
INDIAN TRAIL HOUSING INVENTORY AT ITS LOWEST LEVEL SINCE APRIL 2022
The number of properties for sale in April 2023 was 162, down 2.41% from April 2023 and 11.72% higher than the 145 properties for sale one year ago in April 2022. The number of properties for sale in April 2023 was at its highest level compared with April 2022 and April 2021. However, inventory of homes for sale was at its lowest since April 2022.
NEW LISTINGS DOWN 44.34% FROM ONE YEAR AGO
New listings declined 14.49% in April 2023 to 59 from 69 listings in March 2023. New listings were 44.34% lower than the 106 listings we saw one year ago in April 2022. April 2023 new listings were at their lowest compared to April 2022 (106 listings) and April 2021 (78 listings).
INDIAN TRAIL SALES INCREASED MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales in April 2023 increased 26.32% to 72 compared with 57 sales in the previous month of March 2023. Sales were 1.41% higher than in April 2022 which had 71 sales. The April 2023 sales closely tracked sales in April 2022 (71 sales) and April 2021 (73 sales). April 2023 sales were at their highest level since October 2022.
DAYS ON MARKET DOWN MONTH-OVER-MONTH
Average days on market declined 14 days to 54 days in April compared with March 2023. Compared with April 2022, days on market increased 45 days from 9 days. The April 2023 days on market were at their highest level compared with April 2022 (9 days) and April 2021 (11 days).
LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio in April 2023 was 99.19%, up 1.25% from 97.94% in March 2023. However, the list to sale price ratio in April 2023 was 4.64% lower than what we saw in April one year ago when it was 103.83%.
