Indian Trail Real Estate January 2025 Highlights
Indian Trail real estate January 2025 saw home sales prices decline month-over-month, but increase year-over-year. Sales declined a third consecutive month, but were essentially flat year-over-year. Days on market declined three days to 45 days from the previous month and were unchanged compared with January one year ago. List to sale price ratio declined 1.03% from one month ago and was unchanged year-over-year. New listings increased 52.5% month-over-month and 90.6% year-over-year. The number of properties for sale in January declined 1.52% from the prior month, but increased 30.87% from the same month one year ago. The months supply of inventory (MSI) was 6.09 months in January, keeping Indian Trail in a balanced market between home buyers and home sellers.
INDIAN TRAIL HOME SALE PRICES
Average home sale price in Indian Trail was $436,308, down 10.1% from $485,335 in the previous month of December. The average sale price was unchanged compared with January one year ago.
Median home sale price was $450,000, down 4.05% from $469,000 in the previous month of December. The median sale price was 1.79% higher than the $442,087 price in January 2024. The Indian Trail median home sale price in January 2025 was at its highest level compared with January 2024 and 2023.
With January home sale prices in Indian Trail ranging from the high $200,000’s to the mid-$600,000’s part of the price decline month-over-month could well be attributable to the price mix of homes sold in January 2025 versus the previous month.
Price per square foot averaged $199 in January 2025, down 3.4% from the previous month’s $206 per square foot. Price per square foot was 5.69% lower than $211 in January one year ago.
INDIAN TRAIL HOUSING INVENTORY DECLINED A 3RD CONSECUTIVE MONTH
The number of properties for sale in January 2025 declined 1.52% to 195 properties for sale from 198 in the previous month of December. Inventory was 30.87% higher than in January 2024 when inventory stood at 149 homes. Compared with January 2023, when properties for sale stood at 177, inventory was higher in January 2025.
The January months supply of inventory increased of 6.09 months was at its highest level compared with January 2024 and 2023, keeping Indian Trail in a balanced market between home buyers and home sellers.
NEW LISTINGS UP
New listings increased 52.5% from 40 properties to 61 properties month-over-month. New listings were 90.62% higher than the 32 new listings we saw one year ago in January 2024. January 2025 listings were also higher than the 40 listings Indian Trail saw in January 2023.
INDIAN TRAIL HOME SALES DECLINED A 3RD CONSECUTIVE MONTH
Sales in January 2025 declined 37.25% to 32 from 51 one month ago. Sales were at their lowest level compared with January 2024 (34 sales) and January 2023 (38 sales).
DAYS ON MARKET DOWN
Average days on market declined 6.25% to 45 days from 48 days in the previous month of December. Days on market were unchanged compared with January 2024. Compared with January 2023, days on market were lower by seven days in the current year.
LIST TO SALE PRICE RATIO DOWN
The list to sale price ratio in January 2025 was 98.12%, down from 99.15% in the previous month and equal to that of January one year ago.
