Reavencrest Home Sales Snapshots For 2024 & Each Quarter In 2024
Reavencrest single family home sales in 2024 increased 25% to 15 homes, year-over-year. Average home sale price increased 14% from one year ago. Median home sale price increased 22% from one year ago. The average price per square foot increased 15% to $281, year-over-year. Average days on market were 20, unchanged from the prior year. The list to sale price ratio of 101.2% was also unchanged from one year ago. The months supply of inventory stood at just o.13 months in 2024, down 24% year-over-year, keeping Reavencrest single family homes in seller “territory.”

Reavencrest single family home sales in Quarter 4-2024 increased 67% to 5 homes, compared with the same quarter one year ago. Average home sale price increased 14% from one year ago. Median home sale price increased 21% from the sale quarter one year ago. The average price per square foot increased 12% to $285, year-over-year. Average days on market were 38 in Quarter 4-2024. The list to sale price ratio declined 2% from one year ago to 98.2% in Q4-2024. Compared with one quarter ago, the list to sale price ratio declined 2.6%. The months supply of inventory stood at just o.4 months in Q4-2024, keeping Reavencrest single family homes in seller “territory.”

Reavencrest townhomes remained a home seller’s market in 2024, with just four townhomes selling in the entire year. Average sale price increased 7% year-over-year, while the median sale price increased 8%. Price per square foot increased 5% to $245 compared with one year ago. Average days on market declined 38% year-over-year to just 5 days. The list to sale price ratio increased 2% from 2023 to just under 101%.

After no Reavencrest townhome sales in Quarter 3-2024, the fourth Quarter saw one sale (flat compared with the same quarter one year ago). Compared with average and median home sale prices in the same quarter one year ago, home prices increased 4%. Price per square foot increased 3% to $250 in Q4-2024. While the average days on market increased 25%, they were still low by any measure at 10 days. The list to sale price ratio was also unchanged from the same quarter in 2023 at 100.1%.

One of the most popular neighborhoods in the Blakeney and Ballantyne areas in south Charlotte for almost two decades, Reavencrest is a beautiful neighborhood of single family homes, patio homes with maintained lawns, and townhomes located in the heart of Charlotte’s prestigious Ballantyne/Blakeney area between Rea Road and Tom Short Road.
Built by Pulte Homes in the early 2000’s just as the Ballantyne area began expanding rapidly, Reavencrest offers five distinct “neighborhoods within a neighborhood.”

The 433 single family homes in Reavencrest are primarily two-story homes with three to four bedrooms + a two-car garage. They range in size from about 2,100 square feet to 2,900 square feet.
The Reavencrest patio homes range in size from about 1,400 square feet to 1,800 square feet and feature two to three bedrooms with two to three bathrooms + a two-car garage. While many of the patio homes are one story, there are some that have a bedroom and bath on the second floor.
The townhomes in Reavencrest range in size from 1,600 to just over 1,800 square feet. All are two-story plans with three bedrooms and 2.5 bathrooms. Most of the townhomes feature a one-car garage, but there are some with two-car garages. Reavencrest has some 189 patio homes and townhomes.
