HOW HOT IS THE CHARLOTTE REGION?

 

The Carolinas are hot, hot, hot when it comes to net migration! Both North and South Carolina are in the top 5 net migration states from 2022-2023 according to the US Census. Despite a decrease in population growth nationally, North and South Carolina continue to add population at a faster clip than much of the rest of the nation, according to the US Census. North Carolina’s population increased 11 out of 12 years between 2010 and 2022. South Carolina is now the 23rd most populous state in the USA.

Combined with population growth in Georgia, Tennessee, and Florida,  the Southeast will become an increasingly bigger player both economically and politically.

The Charlotte Region is also hot, hot, hot! The Charlotte Region’s growth of 16.3% since 2010 is more than double the national average. Charlotte is now the 7th fastest growing large U.S. metro area. Moreover, the Charlotte Region is expected to grow by another 50% by 2050 with the region’s population growing from about 3 million to 4.5 million. From 2000 to 2010, Charlotte’s population increased by 161,049 (27.89%), as compared to the national growth of 9.63%.

The 2023/24 annual U. S. News & World Report analysis of the top 25 metro areas for young professionals ranked the Queen City #9. The analysis surveyed 150 of the most populous metro areas in the USA. Primary criteria included: job market, affordability, desirability. These factors were weighted as follows:  job market accounting for 55% of the overall score; desirability of life style accounted for 30% of the overall score; affordability was weighted at 15% of the overall score.

 

Charlotte has become one of the most popular urban areas for young professionals to relocate to. It’s home to a renowned BBQ scene, tons of culture, and a healthy job market in the finance, healthcare, and tech industries. Given its impressive employment opportunities and a relatively affordable cost of living, it’s no surprise that college graduates and Gen Z’ers are flocking to the Charlotte metro area. In 2022 Charlotte was ranked as the fourth fastest growing city for young professionals.

US News & World Report has named Charlotte a best place to live for 2023/2024, ranking the Queen City #8 out of 150 metropolitan centers. The report evaluated 150 most populous metropolitan areas based on how they met Americans’ living expectations. Grading factors included value, job market, desirability and quality of life.

 

And those of us who make Charlotte our home couldn’t agree more! The Southern Living article barely scratched the surface about everything that’s happening in Charlotte. And it’s the Charlotte lifestyle that also had Zillow including the Queen City in the 10 Hottest Real Estate Markets for 2022

 

 

WHERE ARE PEOPLE MOVING FROM TO GREATER CHARLOTTE?

With some 124 people moving to the Charlotte area every day, the Charlotte Region is hot. The population in Charlotte, Gastonia and Concord has grown by 150,000 people within the last decade, according to the latest Census. People are moving here from all over the U.S. but most, around 6,500, came from New York City. According to Senior Vice President of Business Recruitment Stephen Pearce at the Charlotte Business Alliance,  “Charlotte area is one of the top 10 markets for those people who are looking to move out of the Manhattan area.”

 

 

WHY ARE PEOPLE MOVING TO THE CHARLOTTE REGION?

Primary reasons for moving include people moving here for jobs, for a lower cost of living, lower taxes, more space and less density, better quality of life, to follow children to be closer to grandchildren (the region ranks #1 for baby boomers who’ve chosen to retire close to their grandchildren, according to Meyers Research.) In fact, these baby boomers now have a new name — “baby chasers.” And because Charlotte is one of the top cities in the nation attracting millennials, it’s become a top destination city for the parents of those millennials, as well. No doubt about it, the Charlotte Region is hot.

 

Charlotte is also ranked as a top 20 city for affordability by Empower in 2023.
