Birkdale home sales in Q1-2024 saw both average and median home sale prices increase year-over-year, up 9% and 8% respectively, compared with the same quarter in 2023. Average price per square foot increased 14% to $253. The list to sale price ratio at over 100% provided little room for Birkdale home buyers to negotiate on price. Homes sold quickly at 13 days on average. Just six homes sold in Quarter 1-2024, down 40% from one year ago. With some 860 homes in Birkdale, six sold homes is a drop in the bucket. The months supply of inventory increased 33% year-over-year, but with 1.33 months supply, Birkdale was very much a home seller’s market in Q1-2024.
