HOT MATTHEWS NEIGHBORHOODS 2023 TO WATCH IN 2024

 

Matthews homes sold in 2023 at an average sale price of $521,000. Since 2021, the average sale price of a Matthews home has increased approximately $154,000, while the median sale price has increased approximately $120,000.. Despite a shifting and softening market in the early months of 2023, the housing market in Matthews was strong with a list to sale price ratio of just over 100% and average and median sale prices up 6% and 12%, respectively. Although average days on market increased to 34 days, these could be considered low DOM by any measure.

Five neighborhoods topped the Matthews “sales charts” in 2023: Tennyson, Brightmoor, Courtyards at Mint Hill, Melrose Townhomes, and Sardis Forest. This was an interesting mix of older homes, new construction homes, townhomes. 2023 is the sixth consecutive year Brightmoor has been on the list of top selling Matthews neighborhoods. Sardis Forest makes its third appearance on this list since 2018. Tennyson and Courtyards at Mint Hill are on the list for a second consecutive year. Melrose Townhomes are on the list for the first time.

 

 

 

HOT MATTHEWS NEIGHBORHOOD #1: TENNYSON

35 homes sold in Tennyson in 2023 at an average sale price of $607,00 Home sales increased 9% year-over-year. The average sale price increased 6%, while the median sale price increased 9%. Tennyson is a new construction community with a sales history only since 2021 when just three homes had been sold at an average price of $574,369. Homes sold at just under 100% in the list to sale price ratio.

 

Located just off Sam Newell Road, Tennyson is being built by Right Time Communities, featuring a dog park, community park and playground. The homes are primarily 2-story homes ranging in size from 2,215 square feet to just over 3,200 square feet. Upon completion, Tennyson will have some 72 homes.

HOT MATTHEWS NEIGHBORHOOD #2: BRIGHTMOOR

Brightmoor remained a “hot” selling neighborhood in Matthews with 20 home sales in 2023 at an average home sale price of $443,577.  Home sales were down 31% due to lack of inventory in 2023. Both the average and median home sale prices declined year-over-year, 3% and 5% respectively. Sellers received 99.72% of listing price in final sale price in 2023. Although the list to sale price ratio declined 2% from one year ago, Brightmoor home buyers still did not see a big opportunity to negotiate on price. Average days increased to 32 days year-over-year, still relatively low by most measures.

HOT MATTHEWS NEIGHBORHOOD #3: COURTYARDS AT MINT HILL

Courtyards at Mint Hill saw 17 homes sell in 2023 at an average sale price of $622,000. The number of homes sold increased 6% year-over-year. The average sale price increased 2%, while the median sale price declined 8% from one year ago.

 

Developed by Epson, Courtyards at Mint Hill is a brand new 55+, active adult community located just off Idlewild Road which began building in 2022. Upon completion, Courtyards at Mint Hill will feature 38 ranch homes.

HOT MATTHEWS NEIGHBORHOOD #4: MELROSE TOWNHOMES

Home sales in Melrose Townhomes increased 7% to 15 in 2023 compared with the prior year. The average sale price rose 4% year-over-year, while the median sale price rose 3%. Although the list to sale price ratio declined 3% from one year ago, at 99.96% home buyers did not see much opportunity to negotiate on price. The average days on market were just eight in 2023.

SARDIS FOREST

A well-established Matthews neighborhood, Sardis Forest had 26 closed home sales in 2023 at an average sale price of $479,000. Since 2020, the average sale price of a Sardis Forest home has increased approximately $154,000. The 2023 average sale price was essentially unchanged from one year ago. The median sale price improved 4% year-over-year. Sellers received 102.85% of list price in final sale price.  The list to sale price ratio was unchanged year-over-year and clearly showed how much in-demand homes in Sardis Forest remain. Although average days on market increased year-over-year, homes still sold in under two weeks in 2023.
