  • Average Sales Price: $558,090 (↓ 3.9% from $580,501)

👉 What this means: Home prices have moderated year-over-year, with the median price showing a larger decline than the average price. This suggests the mix of homes sold may have shifted toward lower-priced properties rather than indicating a broad decline in home values.

 

Are homes taking longer to sell?

Yes—noticeably longer.

  • Average Days on Market: 63.83 days (↑ from 47.33 days, +34.9%)

👉 What this means: Buyers are taking more time to make purchasing decisions than they did one year ago. Well-priced, well-presented homes continue to sell, but sellers should expect a longer marketing period than during last year’s faster-paced market.

 

Is there more inventory available?

Yes—and buyers have more choices.

  • Active Inventory: 2,180 homes (↑ 22.9%)
  • New Listings: 626 (↑ 3.0%)
  • Months Supply of Inventory: 5.88 months (↑ from 4.53 months)

👉 What this means: New listings have increased only slightly, but inventory has grown much more significantly because homes are remaining on the market longer. The increase in months of supply reflects a healthier, more balanced market that is moving closer toward buyer-friendly conditions than we saw one year ago.

 

Are more or fewer homes selling?

More homes are selling.

  • Homes Sold: 411 (↑ 3.8% from 396)

👉 What this means: Unlike the first quarter, year-to-date sales have actually increased slightly compared with last year. Buyer demand remains active, although the higher inventory levels mean buyers have more options and are taking longer to commit.

 

Are buyers paying full price?

Very close—but negotiations have increased slightly.

  • List-to-Sale Price Ratio: 98.57% (↓ from 98.88%)

👉 What this means: Sellers are still receiving very strong offers relative to their asking prices. However, buyers have gained a bit more negotiating leverage than they had one year ago.

 

What about price per square foot?

It’s also down modestly.

  • Average Price Per Square Foot: $220 (↓ 2.2% from $225)

👉 What this means: The slight decline in price per square foot is consistent with the overall moderation in pricing and reflects a market that has become less competitive than it was during the first half of 2025.
