As we enter the holiday season we can expect the trend to continue as many home sellers opt to wait to sell until after the holidays. Sellers who are ready to list this year still have the opportunity to receive high visibility for their listings and spend less time on market. THE PERKS OF SELLING A HOME WHEN INVENTORY IS LOW.
- Home prices continue to increase. Year-to-date, the average list price for Charlotte region homes is up 6.8%, while the average sale price is up 3.8%. Home prices are still climbing, just at a slower pace – which is pretty standard for this time of year. Home prices have their own seasonal rhythm, and that’s what we’re seeing now. Growth might be slowing, but prices are still on the rise.
- Months supply of homes is still low at 1.7 months. At 1.7 months of inventory Charlotte area home sellers are still in the “driver’s seat,” so long as a home is priced right for location and condition. We would need at to double this level of inventory to be a balanced market in terms of supply and demand. We would need to see 6 months of inventory to have our market be a “buyer’s market.” The supply of homes for sale is still low right now, which means it’s your time to shine as a seller. With so few homes available, yours can stand out and grab the interest of today’s homebuyers. That could lead to a quicker sale and even multiple offers if you decide to list now.
Are there challenges to selling your home in the remaining two months of 2023? There are. The market is stabilizing when it comes to home prices. Buyers may have more bargaining power now than at any point since well before the pandemic. However, these challenges are by no means insurmountable. Pricing, staging, and marketing a home right is key for sellers in a quickly changing market.
