RAINTREE HOMES SALES Q1-2024: SINGLE FAMILY HOMES

Raintree single family home average and median home sale prices increased in Q1-2024, 25% and 54% respectively, compared with the same quarter one year ago. The average sale price in Q1-2024 was $111,000 higher than one year ago. The median sale price was $202,000 higher than in the same quarter one year ago. The average price per square foot of $241 increased 11% year-over-year. Days on market increased by four days from one year ago. The number of properties for sale declined by three year-over-year. When one considers that Raintree has over 1,700 homes, seven property sales in one quarter is a drop in the bucket. This lack of inventory also accounts for the increase in home sale prices. The list to sale price ratio declined to just under 98% in Q1-2024, giving Raintree a small window of opportunity to negotiate on price. With just 2.0 months of inventory, Raintree remained in home seller “territory” in the first quarter of 2024.

RAINTREE TOWNHOME & CONDOMINIUM SALES Q1-2024

Raintree’s townhome and condominium average and median home price increased 6% and 5% respectively from the same quarter one year ago. The average price per square foot declined 1% to $199 year-over-year. The number of townhomes and condos sold declined 58% to just five from 12 sold on year ago. The list to sale price ratio increased 12% to 109.7% from Q1-2023, while average days on market declined 96% to just two days in Q1-2024. The months supply of inventory of 0.8 months (down 4% year-over-year) clearly contributed to the high list to sale price ratio and very low days on market and kept the Raintree townhome/condo market in home seller “territory.”

Raintree neighborhood in south CharlotteRaintree is an 1,100+ acre neighborhood with over 1,700 single family homes, townhomes, and condos, containing separately managed “sub-neighborhoods.” Raintree includes the communities of Deerpark, Williamsburg, Timberidge, Raintree Lakes, Raintree Greens, Crestview, Cricket Lake, Golfview, Greenview Terraces, Kensington, and more.

 

Raintree homes were built primarily during the 1970’s and 1980’s. You’ll find home styles that include traditional one and two story homes, contemporary style homes, ranch homes, split level and split foyer homes, A-frame homes, basement homes, as well as townhomes and condos. There’s even a circular home in Raintree. Home sizes range from under 1,000 square feet to well over 4,000 square feet. Home prices range from the $200,000’s to over $700,000.

It is also ranked in the top 10% of public high schools in North Carolina.  JM Robinson is ranked #7 out of 71 public middle schools in Mecklenburg County by niche.com, while South Charlotte Middle School is ranked #11 out of 71 public middle schools. Olde Providence Elementary School is ranked #16 out of 139 public elementary schools in Mecklenburg County by niche.com
