TEGA CAY REAL ESTATE APRIL 2024 HIGHLIGHTS

Tega Cay real estate April 2024 saw home sales increase almost 26.32% month-over-month and 100% year-over-year. Median and average sale prices improved from one month ago and one year ago. Days on market declined a third consecutive month by almost 24% to 13 days (the lowest days on market in Tega Cay since July 2022). New listings were down compared with one month ago and one year ago. Housing inventory declined after two consecutive months of increases. The months supply of inventory declined by one month to 3.0 months, pushing Tega Cay back into home seller territory. The list to sale price ratio was just over 100%, up slightly from one month ago and flat compared with one year ago. Tega Cay home buyers did not see much opportunity to negotiate on price in April 2024.

HOUSING INVENTORY IN TEGA CAY DOWN AFTER TWO CONSECUTIVE MONTHS OF GROWTH

Tega Cay’s number of properties for sale in April 2024 declined 5.26% to 72 from the previous month of March which saw 76 properties for sale. Compared with April 2023, Tega Cay inventory increased 7.46% from 67 properties for sale one year ago. April 2024 also saw more inventory compared with April 2022, which had 60 properties for sale. The April 2024 inventory was at its highest level compared with April 2023 and 2022.

 

Month-over-month, the months supply of inventory declined from 4 months in March 2024 to 3 months in April, pushing Tega Cay back into home seller “territory.”

 

 

NEW LISTINGS DECLINED

New listings in Tega Cay declined in April 2024 to 25 from 28 in the previous month of March. Compared with April 2023, new listings were 10.71% lower when Tega Cay had 28 new listings. New listings in April 2024 were considerably lower than in April 2022 when Tega Cay had 40 new listings come on market.

 

 

TEGA CAY SALES UP

Tega Cay had 24 closed sales in April 2024, up 26.32% from 19 sales in the previous month of March.  April 2024 sales were up 100% compared with April one year ago, which saw 12 sales. Sales also were higher compared with April 2022, which saw 22 sales.  

 

 

DAYS ON MARKET DECLINED A THIRD CONSECUTIVE MONTH

On average, Tega Cay homes sold in 13 days in April 2024, declining 23.53% from 17 days in March 2024. Days on market declined 43.48% from 23 days compared with April 2023. Days on market were six days higher in April 2024 than in April 2022. Tega Cay’s days on market were at their lowest level since July 2022, when DOM in Tega Cay were 17 days.

 

 

TEGA CAY HOME SALE PRICES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average price of sold homes in April 2024 was $633,381, up 20.15% from the prior month of March.  Compared with April 2023, average sale price was 18.21% higher than the $535,821 one year ago. Tega Cay’s average sale price was at its highest level compared with April 2023 and 2022.

 

Median sale price of Tega Cay homes in April 2024 was $595,000, up 27.96% from $465,000 in the previous month of March. Median sale price increased 14.42% from $520,000 year-over-year. Tega Cay’s median sale price was at its highest level compared with April 2023 and 2022.

 

Price per square foot was $236 in April 2024, up 3.96% from $227 in the previous month of March. Compared with April 2023, price per square foot was 9.77% higher than the $215 one year ago.

 

 

TEGA CAY HOMES LIST TO SALE PRICE RATIO JUST OVER 100%

Sellers received 100.16% of listing price in April 2024, up from 99.49% in the previous month of March. The list to sale price ratio was flat compared with April one year ago.
