Fort Mill Real Estate April 2024 | What To Know Now

Fort Mill real estate April 2024 (29715 and 29708 zip codes) saw both average and median home sale prices increase from one month ago and one year ago. Closed sales increased almost 23% from one month ago and were up almost 13% from one year ago. New listings increased just under 64% from March and increased 60% from April 2023. Days on market declined to 22 days from 34 days one month and one year ago.  Inventory increased 20% from one month ago. Inventory was at its highest level in three years.  The months supply of inventory was 3.7 months, keeping Fort Mill in home seller territory, despite the increase in inventory and new listings. List to sale price ratio of 99.41% was essentially flat compared with one month and one year ago and provided little room for Fort Mill buyers to negotiate on price.

SALES IN FORT MILL IMPROVED MONTH-OVER-MONTH & YEAR-OVER-YEAR

Fort Mill sales in April 2024 were 97, up 22.78% from 79 in the previous month of March. Year-over-year sales increased 12.79% from 86 in April 2023. April 2024 sales were lower than in April 2022 when Fort Mill had 134 sales. April 2024 saw the highest level of sold properties since August 2023, when sales stood at 151.

 

 

NEW LISTINGS IN FORT MILL UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

New listings in Fort Mill were 208, up 63.78% over March 2024 when there were 127 new listings. New listings increased 60% from 130 in April 2023. New listings were also higher than in April 2022, which saw 166 new listings come on market. New listings were at their highest level in three years.

 

 

FORT MILL HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in April 2024 was 359, increasing 20.07% from 299 in the previous month of March. Inventory was also higher than in April 2023 (285) and April 2022 (240).  Housing inventory was at its highest level in three years.

 

Despite, the increase in inventory in April 2024, he months supply of inventory declined to 3.7 from 3.81 months in the previous month of March. This kept Fort Mill in home seller territory in April 2024.

 

 

AVERAGE DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average days on market in Fort Mill were 22 days, down 12 days from the previous month of March. Days on market were 12 days lower than in April one year ago when they stood at 34. Days on market were three days lower than what we saw in March 2022. April 2024 DOM were at their lowest level since October 2023, when they were 19 days.

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The April 2024 list to sale price ratio was 99.41%, up slightly from 99.18% in the previous month of March and unchanged from April 2023.

 

 

FORT MILL SALE PRICES INCREASED IN APRIL 2024

Average home sale price was $552,495 in April 2024, up 10.45% from $500,229 in the previous month  of March. Year-over-year, the average home price improved 15.53% from $478,240 in April 2023. The April 2024 average sale price was at its highest level compared with April 2023 and 2022.

 

Median home sale price increased 12.94% to $480,000 in April 2024 from $425,000 in the previous month of March. Year-over-year, the median sale price increased 15.94% from $414,000 in April 2023. The April 2024 median sale price was at its highest level compared with April 2023 and 2022.

 

Price per square foot was $222,  down 3.06% from $229 in the previous month of March. Year-over-year, the price per square foot increased 3.74% from $214.
