Fort Mill real estate in December 2023 (29715 and 29708 zip codes) saw average home prices hold steady with median home sale prices increasing. Closed sales declined 31+% from November and almost 40% from December one year ago. New listings declined for a 10th consecutive month to just 38 listings. Days on market remained unchanged at 30 days compared with November and declined by 10 days from on year ago. Inventory declined from one month ago and one year ago. The months supply of inventory increased to 4.22 months, putting Fort Mill into more of a balanced market between buyers and sellers. List to sale price ratio was just under 100%, providing home buyers few opportunities to negotiate on sale price.

SALES IN FORT MILL DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Fort Mill sales in December 2023 were 63, down 31.52% from 92 in the previous month of November. Year-over-year sales declined 39.42% from 104 in December 2022. Sales were also lower than in December 2021 when Fort Mill had 136 sales. December 2023 closed sales were at their lowest level compared with December 2022 and 2021. 

 

 

NEW LISTINGS IN FORT MILL DECLINED A 10TH CONSECUTIVE MONTH

New listings in Fort Mill were 38, down 48.65% compared with November 2023 when there were 74 new listings. New listings declined 42.42% from December 2022. December 2023 saw the lowest number of new listings compared with December 2022 (66 new listings) and December 2021 (93 new listings). December 2023 also saw the lowest level of new listings in more than three years.

 

 

FORT MILL INVENTORY DECLINED YEAR-OVER-YEAR & MONTH-OVER-MONTH 

The number of properties for sale in December 2023 was 266, down 12.5% from 304 in the previous month. Inventory declined 17.76% compared with December 2022, which had 323 properties for sale. Compared with December 2021, there were three more listings this year than two years ago. In December, Fort Mill had 4.22 months of inventory pushing Fort Mill into a more balanced market between buyers and sellers. This was also the highest level of inventory Fort Mill has seen compared with December 2022 and 2021.

 

 

AVERAGE DAYS ON MARKET UNCHANGED MONTH-OVER-MONTH, DOWN YEAR-OVER-YEAR

Average days on market in Fort Mill were 30 days, unchanged from the prior month of November. Days on market were 10 days lower than in December one year ago when they stood at 40. Days on market were 16 days higher than what we saw in December 2021. 

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The December 2023 list to sale price ratio was 99.27%, essentially equal to that of November, October and September 2023. The list to sale price ratio was also unchanged compared with December one year ago.  Despite fewer home sales, Fort Mill home buyers are not enjoying big discounts on home prices.

 

 

FORT MILL SALE PRICES “HELD THEIR OWN”

Average home sale price was $516,638 in December 2023, essentially equal to that of the previous month of November. Year-over-year, the average home price declined 2.64% from $530,693 in December 2022. 

 

Median home sale price increased 3.26% to $460,000 in December 2023 from $445,470 in the previous month of November. Year-over-year, the median sale price improved 2.84% from $447,290 in December 2022. 

 

Price per square foot was $228, down 3.3% from $237 in the previous month of November. Year-over-year, the price per square foot increased 7.55% from $212.
