Lake Wylie Real Estate April 2024 Highlights

Lake Wylie real estate April 2024 saw both median and average sale prices rise to their highest levels compared with April 2023 and 2022.  The number of properties sold declined 50% from the previous month of March and 25% compared with April one year ago. Days on market increased to 57 from 40 one month ago. Days on market increased 27 days from 30 one year ago in April.  New listings declined slightly from one month ago and increased slightly from one year ago. Inventory declined slightly month-over-month, but increased almost 11% year-over-year. The months supply of inventory increased to 6.75 months from 3.46 months in March 2024, pushing Lake Wylie into a solid home buyer’s market. Nonetheless, the list to sale price ratio of 98.31% provided home buyers a relatively small window of opportunity to negotiate on sale price.

HOME SALE PRICES AT HIGHEST LEVEL COMPARED WITH APRIL 2023 & 2022

Average sale price in April 2024 was $690,5005, up 21.59% from $567,875 in the previous month of March. Year-over-year, the average home sale price was 4.39% higher than in April 2023 when it was $661,481.  The April 2024 average sale price was at its highest level compared with April 2023 and 2022.

 

Median home sale price in April 2024 was $639,000, up 15.14% from $555,000 in the previous month of March. The median home sale price increased 4.75% from $610,000 in April 2023.  The April 2024 median sale price was at its highest level compared with April 2023 and 2022.

 

Price per square foot in April 2024 was $239, up 11.68% from the previous month of March when it was $214. The price per square foot was 7.66% higher than the $222 in April one year ago.

 

 

DAYS ON MARKET UP

Days on market in April 2024 were 57 days, up 42.5% from 40 days one month ago. Year-over-year, average days on market increased 90% by 27 days compared with April 2023. Compared with April 2022, current days on market were 35 days higher in 2024. 

 

 

LAKE WYLIE HOUSING INVENTORY STABLE IN 2024

The number of properties for sale in April 2024 was 81, down 2.41% from 83 properties for sale one month ago. Inventory was 10.96% higher than the 73 properties for sale in April one year ago. March 2024 inventory was also higher than the 74 properties for sale in April 2022. April 2024 inventory was at its highest level compared with April 2023 and 2022.

 

The months supply of homes increased to 6.75 months in April from 3.46 months in the previous month of March, pushing Lake Wylie solidly into home buyer “territory.” This was the highest months supply of inventory compared with April 2023 and 2022.

 

 

NEW LISTINGS DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

The number of new listings in April 2024 was 20, down by two listings from the previous month of March  New listings increased by three compared with April one year ago and were lower by 13 listings from April two years ago. 

 

 

LAKE WYLIE SALES DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

After improving 84.6% month-over-month in March 2024, sales in April 2024 declined 50% to 12 from 24 in the most recent month of March. Sales declined 25% from 16 in April one year ago. Compared with April 2022, sales were lower by 13 sales. The April 2024 sales were at their lowest level compared with April 2023 and 2022.

 

 

LIST TO SALE PRICE RATIO UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The April 2023 selling price of 98.31% of list price declined from 99.55% in the previous month of March and from 100.02% in April one year ago. Lake Wylie home buyers saw the smallest of opportunities to negotiate on home price in April 2024.
