Cornelius Real Estate April 2024 Highlights

Cornelius real estate April 2024 saw average and median home sale prices mostly decline from one month and one year ago. The sale price per square foot increased 10.6% from one month ago. The number of properties sold increased by one from March, but declined almost 13% from April one year ago.  Days on market increased three days from March and also increased 10 days compared with April one year ago. New listings increased almost 24% month-over-month and 36.96% year-over-year. Inventory increased slightly from the previous month and declined 4.72% compared with April 2023. The months supply of inventory remained flat at 4.21 months, keeping Cornelius a balanced market between home buyers and sellers. Nonetheless, the list to sale price ratio of 98.82% provided Cornelius home buyers with a minimal window of opportunity to negotiate on sale price.

HOME SALE PRICES MOSTLY DOWN

Average sale price in April 2024 was $733,517, down 7.01% from $788,837 in the previous month of March. Year-over-year, the average home sale price was 9.68% lower than in April 2023 when it was $812,092.  

 

Median home sale price in April 2024 was $510,000, down 7.55% from $551,665 in the previous month of March. The median home sale price was essentially flat compared with April 2023. The April 2024 median sale price was at its highest level compared with April 2023 and 2022.  

 

Price per square foot in April 2024 was $323, up 10.62% from $292 in the most recent month of March. The price per square foot was 2.87% higher than the $314 in April one year ago.

 

 

DAYS ON MARKET UP A THIRD CONSECUTIVE MONTH

Average days on market in April 2024 were 40 days, increasing 8.11% from the previous month of March, which saw 37 days on  market. Year-over-year, average days on market increased 33.33% from 30 days in April 2023. Compared with April 2022, current days on market were 26 days higher. April 2024 days on market were at their highest level compared with April 2023 and 2022. 

 

 

CORNELIUS HOUSING INVENTORY UP A FIFTH CONSECUTIVE MONTH

The number of properties for sale in April 2024 was 202, up 3.06% from March 2023, which had 196 properties for sale. Inventory was 4.72% lower than the 212 properties for sale in April one year ago. Inventory was higher than the 174 properties for sale in April 2022.

 

The months supply of inventory at 4.21 months were flat compared with one month ago. Cornelius remained a balanced market between home buyers and home sellers in April 2024.

 

 

NEW LISTINGS INCREASE TO THEIR HIGHEST LEVEL SINCE JUNE 2023

The number of new listings in April 2024 was 63, up 23.53% from 51 new listings in the previous month of March. Compared with April 2023, new listings were 36.96% higher when new listings stood at 46 properties. April 2024 listings were lower compared with April 2022, which had 92 new listings.

 

 

SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Sales improved 2.13% in April 2024 to 48 from 47 in the previous month of March. April 2024 sales declined 12.73% from 55 in April 2023. Sales also declined from 66 in April 2022. April 2024 sales were at their lowest level compared with April 2023 and 2022.

 

 

LIST TO SALE RATIO DOWN SLIGHTLY

The selling price of 98.82% of list price declined 0.87% from 99.69% in March. The list to sale price ratio was flat compared with one year ago. Cornelius home buyers saw a very small window of opportunity to negotiate on price in April.
