Huntersville Real Estate April 2024 Highlights
Huntersville real estate April 2024 saw average home sale prices decline both month-over-month and year-over-year. The number of properties sold in April improved almost 31.33% from one month ago and almost 18.48% from one year ago. April saw a fourth consecutive month of sale increases. Days on market declined a fourth consecutive month to just 17 days from 24 days one month ago and one year ago. New listings increased a fifth consecutive month and were 16.2% higher than one month ago and 43.48% higher than one year ago. This was the highest level of new listings to come on market since June 2022. Inventory increased a fourth consecutive month to its highest level since October 2022 and was higher both month-over-month and year-over-year. The months supply of inventory declined to 3.48 months, pushing Huntersville back into home seller “territory” in April 2024. A list to sale price ratio of 100.6% provided Huntersville home buyers few opportunities to negotiate on sale price.

HOME SALE PRICES DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average sale price in April 2024 was $565,513, down 7.1% from $608.748 in the previous month of March. The average home sale price decreased 7.88% from $613,879 in April one year ago.
Median home sale price in April 2024 was $510,000, down 8.93% from $560,00 in the previous month of March. The median home sale price decreased 12.82% from $585,000 in April 2023.
Price per square foot in April 2024 was $226, decreasing 2.59% from $232 in March 2024 (after increasing to its highest level that month since 2021). The price per square foot was 7.11% higher than the $211 in April one year ago.
DAYS ON MARKET DECLINED A FOURTH CONSECUTIVE MONTH
Average days on market in April 2024 were 17 days, down seven days from 24 days one month ago. Year-over-year, average days on market declined 29.17%, also by seven days. Compared with April 2022, current days on market were two days lower. Huntersville’s April 2024 DOM were at their lowest compared with April 2023 and 2022.
HUNTERSVILLE HOUSING INVENTORY UP A FOURTH CONSECUTIVE MONTH
The number of properties for sale in April 2024 was 379, up 7.67% from 352 in the previous month of March. Inventory was 26.76% higher than the 299 properties for sale in April one year ago. Inventory was higher than the 302 properties for sale in April 2022. This was the highest level of inventory in Huntersville since October 2022 when inventory stood at 384 properties for salle.
Despite the increase in inventory in April 2024, the months supply of inventory declined to 3.48 months from the previous month’s MSI 4.28 months, pushing Huntersville back into home seller “territory.”
NEW LISTINGS INCREASED A FIFTH CONSECUTIVE MONTH
The number of new listings in April 2024 was 165, up 16.2% from 142 new listings in the previous month of March. Compared with April 2023, new listings were 43.48% higher, when listings stood at 115. April 2024 listings were lower compared with April 2022, which had 186 new listings. New listings in April 2024 reached their highest level since June 2022, when new listings stood at 211.`
HUNTERSVILLE SALES UP A FOURTH CONSECUTIVE MONTH
Sales improved 31.33% in April 2024 to 109 from 83 in March 2024. Sales increased 18.48% from 92 in April 2023. Sales declined from 128 in April 2022. April 2024 sales were at their highest level since May 2023 when they stood at 122.
LIST TO SALE RATIO OVER 100%
The selling price of 100.6% of list price increasing 0.84% from 99.76% in the previous month. Compared with April one year ago, the list to sale price ratio was flat. Buyers are not seeing much room for negotiating on price in Huntersville.
