Huntersville Real Estate December 2023: Highlisghts

 

Huntersville real estate December 2023 saw home sale prices mostly up. Only the median sale price declined year-over-year. The number of properties sold declined a third consecutive month to its lowest level in one year.  Days on market were up by three days to 29. New listings declined to their lowest level in one year. Inventory declined in December from one month and one year ago. The months supply of inventory increased to 5.42 months. Huntersville shifted towards a balanced market between home buyers and sellers. List to sale price ratio was just under 100%, providing home buyers few opportunities to negotiate on sale price despite the shift towards a balanced market.

HOME SALE PRICES MOSTLY UP

Average sale price in December 2023 was $582,818 UP 6.23% from $548,616 in November. Year-over-year, the average home sale price was 1.36% higher than in December 2022 when it was $575,001.  The December average sale price was at its highest level compared with December 2022 and 2021.

 

Median home sale price in December 2023 was $468,300, up 2.92% from $455,00 in the previous month of November. The median home sale price declined 14.07% from $544,955 in December 2022. 

 

Price per square foot in December 2023 was $212, decreasing 3.2% from $219 in November. The price per square foot was 3.92% higher than the $204 in December one year ago.

 

DAYS ON MARKET UP SLIGHTLY

Average days on market in December 2023 were 29 days, up from 26 days one month ago. Year-over-year, average days on market declined 27.5% by 11 days compared with December 2022. Compared to December 2021, current days on market were 13 days higher. 

 

HUNTERSVILLE HOUSING INVENTORY DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in December 2023 was 325, down 2.99% from 335 in the previous month of November. Inventory was 5.8% lower than the 345 properties for sale in December 2022. Inventory was higher than the 292 properties for sale in December 2021. With 5.42 months supply of inventory, Huntersville has turned the corner in being a balanced market between home buyers and home sellers.

 

NEW LISTINGS DROP TO THEIR LOWEST LEVEL IN ONE YEAR

The number of new listings in December 2023 was 62, down 28.74% from 87 new listings in the previous month of November. Compared with December 2022, new listings were higher, compared with 53 new listings one year ago. December 2023 listings were much lower compared with December 2021, which had 114 new listings.

 

HUNTERSVILLE SALES DOWN A THIRD CONSECUTIVE MONTH

Sales decreased 22.08% in December 2023 to 60 from 77 in November 2023. Sales declined 41.75% from 103 in December 2022. Sales declined from 154 in December 2021. December’s sales were the lowest since January 2023, when Huntersville saw 52 sales.

 

LIST TO SALE RATIO OF 99+%  WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 98.99% of list price was essentially flat month-over-month and year-over-year. Buyers are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville has pushed it into a balanced market.
