Huntersville Real Estate Snapshot: October 2023

 

Huntersville real estate in October 2023  saw the average home sale price increase from the prior month and from the same month in 2022. The median home sale price was flat compared with one month ago and down from October one year ago. The number of properties sold increased from September 2023, but declined from October 2022.  Days on market increased to 27 days. New listings increased from September and were flat compared with October 2022. Inventory declined in October from one year ago and was flat compared with one month ago. The months supply of inventory increased to 4.46 months. Huntersville is  becoming a balanced market between home buyers and sellers. List to sale price ratio was just under 100%, providing home buyers few opportunities to negotiate on sale price.

Housing market trends in Huntersville, NC in October 2023

 

AVERAGE HOME SALE PRICE IN HUNTERSVILLE INCREASED

Average sale price in October 2023 was $638,726, up 6.83% from $597,892 in September. Year-over-year, the average home sale price was 10.38% higher than in October 2022 when it was $578,687.  The October 2023 average sale price was at its highest compared with October 2022 and October 2021.

Median home sale price in October 2023 was $537,500, equal to the previous month of September. The median home sale price declined 6.76% from $576,458 in October 2022. 

Price per square foot in October 2023 was $224,increasing 2.28% from $219 in September. The price per square foot was 7.18% higher than the $209 in October one year ago.

 

DAYS ON MARKET INCREASED IN OCTOBER

Average days on market in October 2023 were 27 days, increasing 50% from 18 days in September. Year-over-year, average days on market increased four days compared with October 2022. The October 2023 days on market were at their highest level compared with October 2022 (33 days) and October 2021 (8 days). October’s days on market were four days lower than the year-to-date DOM of 31.

 

HUNTERSVILLE HOUSING INVENTORY  DECREASED YEAR-OVER-YEAR

The number of properties for sale in October 2023 was 339, essentially flat compared with September’s properties for sale. Inventory was 15.04% lower than the 399 properties for sale in October 2022. Inventory was also lower than the 346 properties for sale in October 2021. With 4.46 months supply of inventory, Huntersville is gradually becoming a balanced market between home buyers and home sellers.

 

NEW LISTINGS UP MONTH-OVER-MONTH,  FLAT YEAR-OVER-YEAR

The number of new listings in October 2023 was 111, up 16.84% from 95 new listings in the previous month of September. Compared with October 2022, new listings were flat. October’s new listings were at their lowest level compared with October 2022 (111 new listings) and October2021 (217 new listings). 

 

HUNTERSVILLE SALES DOWN YEAR-OVER-YEAR, UP MONTH-OVER-MONTH

Sales increased 10.4% in October 2023 to 76 from 69 in September 2023. Sales declined 45.71% from 140 in October 2022. Sales declined from 126 in October 2021. 

 

LIST TO SALE RATIO OF 99+%  WAS FLAT YEAR-OVER-YEAR & MONTH-OVER-MONTH

The selling price of 99.22% of list price was essentially flat month-over-month and year-over-year. Buyers clearly are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville is pushing it towards a balanced market.
