Tega Cay, SC housing market update for May 2025

 

TEGA CAY REAL ESTATE MAY 2025 HIGHLIGHTS

In May 2025, housing inventory in Tega Cay declined by 9.35% from April, dropping from 107 to 97 properties. However, inventory was up 29.33% compared with May 2024, when there were 75 homes for sale.  The months supply of inventory also decreased from 5.25 to 4.62 months, keeping the market balanced between buyers and sellers.

New listings fell 25.93% from 27 in April to 20 in May. This was also 12 fewer sales than in May 2024 and 11 fewer than in May 2023. Sales showed a slight monthly increase, rising to 21 in May from 20 in April, but remained lower than the 28 homes sold in May 2024 and 29 sold in May 2023.

Days on market fell for the second consecutive month, down 5.66% to 50 days from 53 in April. Still, homes took longer to sell than in May 2024 and 2023, with average time on market up 18 and 20 days, respectively.

The average sale price jumped 16.04% month-over-month to $671,852 and was 33.32% higher compared with May 2024’s $503,945—the highest May average in recent years. The median sale price also rose 20.65% from the previous month to $555,000 and 46.44% from $379,000 in May 2024. Price per square foot increased to $274, up 11.84% from April and 17.6% higher than one year ago.

Lastly, the list-to-sale price ratio improved to 98.95%, up from 97.61% in both April and May 2024.

HOUSING INVENTORY 

Tega Cay properties for sale in May 2025 declined 9.35% from 107 properties in April to 97 properties. Compared with May 2024, Tega Cay inventory was 29.33% higher than the 75 properties one year ago. Tega Cay inventory was also higher than in May 2023 when it stood at 78 properties for sale.

 

 

MONTHS SUPPLY OF INVENTORY 

Tega Cay’s months supply of inventory in May 2025 declined to 4.62 months from 5.25 months in April, keeping Tega Cay back a balanced market.

NEW LISTINGS DECLINE

New listings in Tega Cay declined 25.93% to 20 from 27 in the previous month. New listings in May 2025 were lower by 12 compared with May 2024 and lower by 11 in May 2023.

 

 

TEGA CAY SALES 

Tega Cay had 21 sales in May 2025, up 5% from 20 sales in the previous month of April.  The number of sales was 25% lower than in May 2024, which saw 28 sales. Sales in May 2025 were lower compared with May 2023, which saw 29 sales.  

 

 

DAYS ON MARKET DECLINED A SECOND CONSECUTIVE MONTH

Average days on market in Tega Cay declined 5.66% to 50 days in May from 53 days one month ago. Days on market in May 2025 were 18 days higher than in May one year ago and 20 days higher than in May 2023.

 

 

TEGA CAY HOME SALE PRICES UP

Average sale price in May 2025 was $671,852, up 16.04% from $578,980 in the previous month of April.  Compared with May 2024, average sale price was 33.32% higher than the $503,945 one year ago. The average sale price in May 2025 was at its highest level compared with May 2024 and 2023.

 

Median sale price of Tega Cay homes in May 2025 increased 20.65% to $555,000 from $460,000 in the previous month of April. Year-over-year, Tega Cay’s median sale price improved 46.44% from $379,000. The median sale price in May 2025 was at its highest level compared with May 2024 and 2023.

 

Price per square foot was $274 in May 2025, up 11.84% from $245 in the previous month of April. Compared with May 2024, price per square foot was 17.6% higher than $233 one year ago. 

 

 

TEGA CAY HOMES LIST TO SALE PRICE RATIO 

The May 2025 list to sale price ratio increased to 98.95% from 97.61% one month ago and one year ago.
