TEGA CAY REAL ESTATE APRIL 2025 HIGHLIGHTS

In April 2025, Tega Cay鈥檚 real estate market showed stable, but mixed activity. 聽 Inventory rose slightly to 105 properties, the highest level in three years. Tega Cay real estate inventory increased 41.89% compared with April 2024. Despite the increase, the months supply of inventory declined to 5.25 months from 7.36 in March, signaling a return to a balanced market after favoring buyers in the first three months of 2025.

New listings remained steady at 26 both month-over-month and year-over-year. Closed sales increased to 20, up from 14 in March but still below the 24 sales seen in April 2024. Average days on market were 53, down from 64 the previous month, but still considerably higher than in April 2024 and April 2023.

Sale prices declined month-over-month and year-over-year. The average sale price was $578,980, down 3.17% from March and 8.59% lower than in April 2024. The median sale price fell to $460,000, a 9.8% drop from March and down 22.69% year-over-year. These declines appear to be driven by the price mix of homes sold rather than falling property values overall. Price per square foot was $245, down from $273 in March but still 3.81% higher than a year ago. The list to sale price ratio held steady at 97.61% month-over-month, but below April 2024鈥檚 100.16%

HOUSING INVENTORY AT HIGHEST LEVEL IN THREE YEARS

Tega Cay properties for sale in April 2025 increased slightly from 103 properties in March to 105 properties. At 105 properties for sale, this was the highest level of inventory Tega Cay has seen in the past three years. Compared with April 2024, Tega Cay inventory was 41.89% higher than the 74 properties one year ago. Tega Cay inventory was also higher than in April 2023 when it stood at 69 properties for sale.

 

 

MONTHS SUPPLY OF INVENTORY聽

Despite higher inventory, Tega Cay’s months supply of inventory in April 2025 declined to 5.25 months from 7.36 months in March, shifting Tega Cay back into a balanced marked from a home buyer’s market for the first time in 2025.

NEW LISTINGS FLAT

New listings in Tega Cay remained flat in April 2025, increasing by just one to 26 from the previous month of March and from April one year ago. New listings in April 2025 were lower by two compared with April 2023.

 

 

TEGA CAY SALES聽

Tega Cay had 20 sales in April 2025, up 42.86% from 14 sales in the previous month of March.聽 The number of sales was 16.67% lower than in April 2024, which saw 24 sales. Sales in April 2025 were higher compared with April 2023, which saw 12 sales.聽 April sales were at their highest level since May 2024, which saw 28 sales.

 

 

DAYS ON MARKET聽

After increasing to their highest level in three years, average days on market in Tega Cay declined聽 17.19% to 53 days from 64 days one month ago. Days on market in April 2025 were 40 days higher than in April one year ago and 30 days higher than in April 2023.

 

 

TEGA CAY HOME SALE PRICES聽

Average sale price in April 2025 was $578,980, down 3.17% from $597,920 in the previous month of March.聽 Compared with April 2024, average sale price was 8.59% lower than the $633,381 one year ago.聽

 

Median sale price of Tega Cay homes in April 2025 declined 9.8% to $460,000 from $510,000 in the previous month of March. Year-over-year, Tega Cay’s median sale price declined 22.69% from $595,000.

 

With just 20 sales in April 2025, 24 sales in April 2024, and 12 sales in April 2023, the lower sale prices in the current year are most likely the result of the price mix of homes sold in Tega Cay and not a decline in Tega Cay home values.

 

Price per square foot was $245 in April 2025, down 10.26% from $273 in the previous month of March. Compared with April 2024, price per square foot was 3.81% higher than $236 one year ago.聽

 

 

TEGA CAY HOMES LIST TO SALE PRICE RATIO聽

The April 2025 list to sale price ratio of 97.61% was flat compared with one month ago and down from 100.16% in April one year ago.
