In April 2025, Fort Mill home sales rose for a second consecutive month, jumping 31.9% to 153 from 116 in March. Compared with April 2024, sales were up 57.73%, though still 67 below April 2023 sales. Sales were at their highest level since June 2023. New listings increased for a fourth consecutive month, rising 14.14% from March and 8.13% year-over-year reaching 226鈥攈igher than April 2023 as well. Inventory climbed for the fifth month in a row, up 5.34% from March to 513–the highest level in three years.
Despite the rise in listings and inventory, months supply of inventory declined to 3.35 from 4.23, signaling a shift back to a seller鈥檚 market. Average days on market held steady at 46 days, the lowest so far in 2025, but 24 days longer than a year ago. The list-to-sale price ratio improved to 99.36%, leaving little room for buyer negotiation.
The average sale price in April was $576,265, down 2.21% from March, but up 3.83% from April 2024. The median sale price dropped 10.09% month-over-month to $499,000, though it was still 2.36% higher than a year earlier. Both figures were the highest for any April in the past three years. The month-over-month declines likely reflect changes in the price mix of homes sold rather than falling home values in Fort Mill. Price per square foot rose to $232, up 4.04% from both the prior month and year.

SALES IN FORT MILL UP TO THEIR HIGHEST LEVEL SINCE JUNE 2023
Sales in April 2025 soared a second consecutive month, up 31.9% to 153 from 116 in the previous month of March. Sales in April 2025 were 57.73% higher compared with April one year ago when they stood at 97. April 2025 sales were lower by 67 sales compared withApril 2023.
NEW LISTINGS IN FORT MILL UP A 4th CONSECUTIVE MONTH
New listings in Fort Mill increased 14.14% to 226 in April 2025 from 198 one month ago. New listings increased 8.13% from 209聽 in April one year ago. New listings were also higher than in April 2023, which saw 130 new listings come on market. April 2025 new listings were at their highest level in the past three years.
FORT MILL HOUSING INVENTORY UP A 5th CONSECUTIVE MONTH
The number of properties for sale in April 2025 was 513, up 5.34% from the previous month of March, which saw 487 properties for sale. Inventory was also higher than in April 2024 (364) and April 2023 (286).聽 April 2025 inventory was at its highest level in the past three years.
Despite the April 2025 increase in new listings and inventory to record high levels, the months supply of inventory declined to 3.35 months from 4.23 months, pushing Fort Mill back into a home seller’s market.
AVERAGE DAYS ON MARKET聽
Average days on market in Fort Mill were 46 days, unchanged from the previous month of March. These were the lowest days on market year-to-date. Days on market were 24 days higher than in April 2024. Days on market were 12 days higher in the current year than what we saw in April 2025.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The April list to sale price ratio was 99.36%, up from 98.28% the previous month. Compared with April 2024, the list to sale price ratio was also unchanged. Fort Mill home buyers did not enjoy many opportunities to negotiate on price in April.

Average home sale price was $576,265 in April 2025, down 2.21% from $580,280 in the previous month of March. Year-over-year, the average home price improved 3.83% from $555,000 in April 2024. The April 2025 average home sale price was at its highest compared with April 2024 and 2023.
Median home sale price in April 2025 was $499,000, down 10.09% from $555,000 one month ago. Year-over-year, the median sale price increased 2.36% from $487,500 in April one year ago. The April 2025 median home sale price was at its highest compared with April 2024 and 2023.
With home sale prices in Fort Mill ranging from under $200,000 to $1,350,000, the month-to-month decline in average and median home sale prices is most likely due to the price mix of homes sold in April compared with the previous month than to a decline in Fort Mill home values.
Price per square foot was $232 in April 2025, up 4.04% from $223 one month ago and one year ago.
