Fort Mill real estate January 2025 (29715 and 29708 zip codes) saw the average home sale price increase month-over-month and remain flat year-over-year. The median sale price increased both month-over-month and year-over-year. January 2025 sales declined a third consecutive month, but were at their highest level compared with January 2024 and 2023. New listings increased 75% from last month and almost 43% compared with the same month one year ago. Average days on market increased 13 days from one month ago and were 8 days higher compared with January one year ago. Inventory was unchanged from one month ago, but was 51+% higher than one year ago in January. The months supply of inventory at 5.04 months pushed Fort Mill into a balanced market between home buyers and sellers. List to sale price ratio of 98.14% declined 1.4% from the previous month, but was unchanged from January one year ago.
Fort Mill Real Estate: January 2025 Trends
SALES IN FORT MILL DECLINED A 3RD CONSECUTIVE MONTH
Sales in January 2025 declined 19.81% to 85 from 106 in the previous month of December. Sales in January 2025 were 39.34%% higher than the 61 sales in the same month one year ago. January 2025 sales were also higher than the 60 sales in January 2023.
NEW LISTINGS IN FORT MILL UP AFTER 4 MONTHS OF DECLINES
New listings in Fort Mill increased 75% to 140 in January 2025 from 80 one month ago. New listings increased 42.86% from 98 in January one year ago. New listings were also higher than in January 2023, which saw 103 new listings come on market.
FORT MILL HOUSING INVENTORY UP YEAR-OVER-YEAR
The number of properties for sale in January 2025 was 428, unchanged from the prior month. Inventory was also higher than in January 2024 (283) and January 2023 (296).
The months supply of inventory at 5.04 months pushed Fort Mill into a balanced market between buyers and sellers in January 2025.
AVERAGE DAYS ON MARKET UP
Average days on market in Fort Mill were 47 days, up 38.24% from 34 days in the prior month of December. Days on market were 8 days higher than in January 2024 one year ago. Days on market were one day higher in the current year than what we saw in January 2025.
LIST TO SALE PRICE RATIO
The January list to sale price ratio was 98.14%, down from 99.54% in the previous month. Compared with January 2024, the list to sale price ratio was unchanged.
FORT MILL SALE PRICES UP
Average home sale price was $564,757 in January 2025, up 8.07% from $522,607 in the previous month of December. Year-over-year, the average home price declined 1.05% from $570,739 in January 2024.
Median home sale price was $510,000, up 8.86% from $468,500 in December 2024. Year-over-year, the median sale price increased 8.24% from $471,159 in January one year ago. The January 2025 median home sale price was at its highest compared with January 2024 and 2023.
Price per square foot was $229, up from $225 in the previous month of December. Year-over-year, the price per square foot increased 3.62% from $221.
