INDIAN LAND REAL ESTATE JANUARY 2025: WHAT TO KNOW NOW

Indian Land real estate January 2025 saw new listings increase after four months of declines. With 4.55 months supply of inventory, Indian Land became more of a balanced housing market between home buyers and home sellers.  Average days on market increased month-over-month and year-over-year.  The list to sale price ratio of 98.19%, kept opportunities for Indian Land home buyers to negotiate on price at a minimum. Median and average home sale prices increased from one month ago and one year ago. The number of properties sold declined a third consecutive month, but increased versus January 2024 and 2023.

NEW LISTINGS IN INDIAN LAND UP

After four consecutive months of declines, new listings in January 2025 increased to 67, up 28.85% from 52 in the previous month of December. Compared with January 2024, new listings were 9.84% higher versus 61 listings. Compared with January 2023 new listings (58 listings) in January 2025 were also higher.

 

 

INDIAN LAND INVENTORY UP

Indian Land housing inventory increased 4.78% month-over-month to 241 properties for sale from 230 one month ago. Compared with January 2024, the number of properties for sale increased 30.27% from 185. Compared with January 2023, inventory was up from 201 properties for sale. The January 2025 inventory was at its highest level compared with January 2024 and 2023.

 

The months supply of inventory of 4.55 months was at its highest compared with January 2024 and 2023. Nonetheless, at 4.55 months supply of inventory, Indian Land remained a balanced market between buyers and sellers.

 

 

INDIAN LAND  HOME SALE PRICES UP

Average home sale price in January 2025 was $566,721, up 7.08% from $529,249 in the previous month of December. Average sale price was 6.59% higher than $531,688 in January one year ago. 

 

Median home sale price in January 2025 was $553,965, up 16.62% from $475,00 in the previous month of December. Median sale price was was 15.57% higher than the $479,350 in January one year ago.

 

Price per square foot for Indian Land homes in January 2025 was $228, up 2.24% from $223 the previous month of December. Year-over-year, the January 2025 price per square foot was was 8.57% higher than in January 2024 when it was $210 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND UNCHANGED

The list to sale price ratio in January 2025 was 98.19%, unchanged month-over-month and year-over-year.

 

 

DAYS ON MARKET UP

Days on market for Indian Land properties in January 2025 were 55 days, increasing 37.5% from 40 days in the prior month. January’s days on market were 12.24% higher than in January 2024, which saw 49 days on market. Compared with January 2023, days on market were eight days higher this year. With at least 30% of properties in Indian Land being new construction, it’s logical that days on market were higher.

 

 

NUMBER OF PROPERTIES SOLD DECLINED A 3RD CONSECUTIVE MONTH BUT UP YEAR-OVER-YEAR

The number of properties sold in January 2025 declined 3.64% to 53 sales from 55 in the previous month of December. Compared with January 2024, sales increased 26.19% from 42. Compared with January 2024, sales increased from 48.
