Mint Hill Real Estate April 2025 Highlights: What To Know Now

In April 2025, average sale price in Mint Hill was $543,230, down 9.63% from March, but 3.43% higher than April 2024. March鈥檚 average sale price was the highest seen in three years, so a dip was to be expected. The median sale price was $525,000, down 5.7% from March but up 9.26% from April 2024. These were the highest April median and average sale price in three years. The month-over-month declines likely reflects a shift in the mix of homes sold rather than falling values.

Average days on market rose to 37, up from 28 in March. Compared with last April, homes took six days longer to sell, but 20 days fewer than in April 2023.

Inventory increased a third consecutive month, reaching 149 homes, up 11.19% from March and 40.57% higher than April 2024. The months supply of inventory rose slightly to 4.52, keeping the market balanced between home buyers and sellers. New listings dipped slightly to 50 from 52 in March but were up 47.06% from April 2024.聽

Home sales rose to 33, a 10% increase from March, but were down from 37 in April 2024 and from 43 in April 2023.

The list-to-sale price ratio rose to 98.8% from 97.9% in March and matched April 2024, providing buyers had limited room to negotiate.

SALE PRICES UP

Average sale price聽in Mint Hill in April 2025 was $543,230, down 9.63% from $601,104 one month ago. The April 2025 average sale price was 3.43% higher than $525,205 in April one year ago. The average sale price in April 2025 was at its highest compared with April 2024 and 2023. It’s noteworthy that the average sale price one month ago was the highest in Mint Hill in three years so a decline in April is not unexpected.

 

Median sale price in Mint Hill in April 2025 was $525,000, down 5.7% from $556,750 in the previous month of March. The median sale price was 9.26% higher than $480,000 in April one year ago. The median sale price in April 2025 was at its highest compared with April 2024 and 2023. The month-over-month decline in median sale price is likely due to the price mix of homes sold in April 2025 and not a result of home values declining in the month.

 

Price per square foot in April 2025 was $214, down 11.2% from $241 one month ago. Year-over-year, the average price per square foot was 5.73% higher than $2227 in April one year ago.聽

 

 

DAYS ON MARKET DOWN A 3RD CONSECUTIVE MONTH

Average days on market in April 2025 were 37 days, down 43.08% from 28 days聽 one month ago. Days on market were six days higher compared with April one year ago. Compared with April 2023, days on market were 20 days lower in the current year.

 

 

MINT HILL HOUSING INVENTORY UP A 3RD CONSECUTIVE MONTH

The number of properties for sale in Mint Hill in April 2025 increased to 149, up 11.19% from 134 in the previous month of March. Inventory was 40.57% higher than the 106 properties for sale in April 2024. Compared with April 2023, housing inventory was higher in April 2025 by 12 properties.聽

 

The聽months supply of inventory increased slightly to 4.52 months from 4.33 months, keeping Mint Hill in a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP聽

After three consecutive months of increases, the number of new listings in April 2025 declined to 50 from 52 in the previous month of March. Compared with April 2024, new listings increased 47.06% from 34 one year ago. Compared with April 2023 when new listings stood at 67, new listings in the current year were lower by 17.

 

 

MINT HILL SALES聽

Mint Hill sales in April 2025 increased 10% to 33 from 30 sales one month ago. Sales were 10.81% lower in April 2025 compared with April 2024, which saw 37 sales. April 2025 sales also declined from 43 in April 2023.

 

 

LIST TO SALE PRICE RATIO聽

The list to sale price ratio in April 2025 was 98.8% up from 97.9% in the previous month. The April 2025 list to sale price ratio was unchanged compared with April one year ago. Mint Hill home buyers saw a very small window of opportunity to negotiate on price in April 2025.
