Indian Land Real Estate Market Sees Surge In Sales In April 2025

Home sales in Indian Land rose sharply in April 2025. A total of 77 homes were sold, up 30.51% from 59 in March. Compared with April 2024, home sales increased 35.09%. This marked the strongest month for Indian Land home sales since June 2023. In April 2025, new listings in Indian Land fell to 105, down 8.7% from March and down 6.25% compared with April 2024. Inventory rose to 302 homes, a 5.96% monthly increase, to their highest level in three years. Despite more inventory, the months supply of inventory dropped to 3.92, keeping the market in home seller “territory.” Home sale prices declined month-over-month, with the average sale price at $544,567 and median sale price at $490,000鈥攖hough both were steady or higher compared with last year. The list to sale price ratio increased to 99.3%, showing minimal room for negotiation. Days on market held steady at 47 month-over-month.

NEW LISTINGS IN INDIAN LAND DOWN AFTER 3 CONSECUTIVE MONTHS OF INCREASES

New listings in April 2025 declined to 105, down 8.7% from 115 in the previous month of March. Compared with April 2024, new listings were 6.25% lower versus 112 listings. Compared with April 2023 new listings (82 listings) in April 2025 were significantly higher.

 

 

INDIAN LAND INVENTORY UP

Indian Land housing inventory increased 5.96% month-over-month to 302 properties for sale from 285 one month ago. Compared with April 2024, the number of properties for sale increased 40.47% from 215. Compared with April 2023, inventory was up from 190 properties for sale. This was the highest level of inventory Indian Land has seen in the past three years.

 

Despite the dramatic increase in inventory in Indian Land in April, the months supply of inventory of 3.92 months declined from 4.81 months in the prior month. The months supply of inventory was at its highest compared with April 2024 and 2023. Nonetheless, at 3.92 months supply of inventory, Indian Land returned to a home seller’s market.

 

 

INDIAN LAND聽 HOME SALE PRICES聽

Average home sale price聽in April 2025 was $544,567, down 7.91% from $591,337 in the previous month. Average sale price was equal to that of April one year ago. The decline in average home sale price month-over-month is most likely due to the price points of homes sold in April and not to any decline in Indian Land home values.

 

Median home sale price in April 2025 was $490,000 down 8.41% from $535,00 in the previous month of March. Median sale price was was 3.16% higher than the $475,000 in April one year ago. The decline in median home sale price month-over-month is most likely due to the price points of homes sold in April and not to any decline in Indian Land home values.

 

Price per square foot for Indian Land homes in April 2025 was $232, up 4.5% from $222 in the previous month. Year-over-year, the March 2025 price per square foot was unchanged.

 

 

LIST TO SALE PRICE RATIO聽

The list to sale price ratio in April 2025 was 99.3% up from 98.45% one month ago. The list to sale price ratio was unchanged from April 2024. Home buyers in Indian Land saw minimal opportunity to negotiate on price in April 2025.

 

 

DAYS ON MARKET STEADY

Days on market for Indian Land properties in April 2025 were 47 days, increasing one day from 46 days in the prior month. The days on market have remained steady at 47 days in February, 46 days in March, and 47 days in April. April’s days on market were 46.88% higher than in April 2024, which saw 32 days on market. In April 2023, days on market were 26, 21 days lower than in the current year.

 

 

NUMBER OF PROPERTIES SOLD UP A 2ND CONSECUTIVE MONTH

The number of properties sold in April 2025 increased 30.51% to 77 sales from 59 in the previous month of March. Compared with April 2024, sales improved 35.09% from 57. Compared with April 2023, 2025 sales improved from 64. April 2025 sales reached their highest level since June 2023.
