Indian Land Real Estate Market Sees Surge in Prices, New Listings and Inventory in March 2025
March 2025 saw a strong rise in Indian Land’s housing activity. New listings increased to 115—marking the highest monthly total since May 2022—while inventory reached a three-year high of 284 properties. Despite the jump in new listings and inventory, the 4.81 months supply of inventory kept the Indian Land housing market balanced between buyers and sellers.
Sale prices continued their upward trend. The average sale price rose 4.38% month-over-month and 16.34% year-over-year to $591,337. The median sale price climbed 5.78% month-over-month and 13.11% year-over-year to $535,000. The list to sale price ratio of 98.45% provided a small window of opportunity for buyers to negotiate on price.
Days on market rose to 46 from 34 in March one year ago, while declining by one day from one month ago. Closed sales bounced back after four months of decline, rising to 59, though trailing last year’s level.

NEW LISTINGS IN INDIAN LAND UP
New listings in March 2025 increased to 115, up 43.75% from 80 in the previous month of February. Compared with March 2024, new listings were 61.97% higher versus 71 listings. Compared with March 2023 new listings (67 listings) in February 2025 were also significantly higher. March 2025 new listings were the highest Indian Land has seen in one month since May 2022.
INDIAN LAND INVENTORY UP
Indian Land housing inventory increased 11.81% month-over-month to 284 properties for sale from 254 one month ago. Compared with March 2024, the number of properties for sale increased 47.92% from 192. Compared with March 2023, inventory was up from 183 properties for sale. This was the highest level of inventory Indian Land has seen in the past three years.
Despite the dramatic increase in new listings and inventory in Indian Land in March, the months supply of inventory of 4.81 months declined from 5.11 months in the prior month. The months supply of inventory was at its highest compared with March 2024 and 2023. Nonetheless, at 4.81 months supply of inventory, Indian Land remained a balanced market between buyers and sellers.
INDIAN LAND HOME SALE PRICES
Average home sale price in March 2025 was $591,337, up 4.38% from $566,529 in the previous month. Average sale price was 16.34% higher than $508,264 in March one year ago.
Median home sale price in March 2025 was $535,000 up 5.78% from $505,750 in the previous month of February. Median sale price was was 13.11% higher than the $473,000 in March one year ago.
Price per square foot for Indian Land homes in March 2025 was $222, unchanged from one month ago. Year-over-year, the March 2025 price per square foot was was 3.06% lower than in March 2024 when it was $229 per square foot.

LIST TO SALE PRICE RATIO
The list to sale price ratio in March 2025 was 98.45%, flat compared with one month ago. The list to sale price ratio declined from 99.6% one year ago. Home buyers in Indian Land saw a small window of opportunity to negotiate on price in March 2025.
DAYS ON MARKET
Days on market for Indian Land properties in March 2025 were 46 days, declining one day from 47 days in the prior month. March’s days on market were 35.29% higher than in March 2024, which saw 34 days on market. In March 2023, days on market were 52, five days higher than in the current year.
NUMBER OF PROPERTIES SOLD
After four consecutive months of declines in sales, the number of properties sold in March 2025 increased 18% to 59 sales from 50 in the previous month of February. Compared with March 2024, sales declined 19.18% from 73. Compared with March 2024, sales declined from 71 in the current year.
