Indian Trail Real Estate March 2025 Highlights
In March 2025, Indian Trail’s average home sale price fell 4.01% from February, while the median sale price fell 4.83%. Compared with March 2024, the median sale price was down 4.92%, while the average sale price remained flat. These relatively small price declines more likely reflect shifts in the price mix of home sold, rather than any substantive decline in Indian Trail home values. New listings hit a 3-year high in March 2025, while inventory rose 14.43% month-over-month and 41.1% year-over-year. Despite the increases in new listings and inventory, the months supply of inventory declined to 4.6 months from 5.88 in February, keeping the Indian Trail housing market balanced, favoring neither home buyers or sellers. Home sales increased 38.89% from the prior month and outpaced last year’s total in March. Days on market declined 19+% from one month ago. The list-to-sale price ratio remained essentially flat both month-over-month and year-over-year, providing Indian Trail home buyers minimal opportunities to negotiate on price.
INDIAN TRAIL HOME SALE PRICES
Average home sale price in Indian Trail was $477,048, down 4.01% from $497,001 in the previous month of February. The average sale price was unchanged compared with March one year ago. It is worth noting that the month-over-month decline in average home price in March 2025 was more likely due to the price mix of homes sold in March than in any real decline in property values in the Indian Trail area.
Median home sale price was $444,995, down 4.83% from $467,558 in the previous month of February. The median sale price was 4.92% lower than the $468,000 price in March 2024. As with the average sale price, the decline in median home price in March 2025 was more likely due to the price mix of homes sold in March than in any real decline in property values in the Indian Trail area.
Price per square foot averaged $207 in March 2025, down 10% from the previous month’s $230 per square foot. Price per square foot was 6.33% lower than $221 in March one year ago.
INDIAN TRAIL HOUSING INVENTORY UP
The number of properties for sale in March 2025 increased 14.43% to 230 properties for sale from 201 in the previous month of February. Inventory was 41.1% higher than in March 2024 when inventory stood at 163 homes. Compared with March 2023, when properties for sale stood at 154, inventory was higher in February 2025.
The February months supply of inventory declined to 4.6 months from 5.88 months was at its highest level compared with March 2024 and 2023, nonetheless keeping Indian Trail in a balanced market between home buyers and home sellers. Year-to-date in 2025, the months supply of inventory was at its lowest level despite an increase in both inventory and new listings and suggesting demand is keeping up with the increased supply.
NEW LISTINGS AT THEIR HIGHEST LEVEL IN THREE YEARS
New listings in March 2025 increased 58.82% from 68 properties to 108 properties month-over-month, reaching their highest level in the past three years. New listings were 17.39% higher than the 92 new listings Indian Trail saw one year ago in March 2024. March 2025 listings were also higher than the 69 new listings Indian Trail saw in March 2023.
INDIAN TRAIL HOME SALES UP A 2ND CONSECUTIVE MONTH
March 2025 home sales increased in Indian Trail by 38.89% to 50 from 36 one month ago. March 2025 sales were higher compared with March one year ago, which saw 46 sales. Compared with March 2023, current year sales were lower by eight.
DAYS ON MARKET
Indian Trail days on market declined 19.35% in March 2025 to 50 days from 62 days in the previous month of February. Compared with March 2024, days on market were 11 days higher in 2025. Compared with March 2023, days on market were lower by 17 days in the current year.
LIST TO SALE PRICE RATIO
The list to sale price ratio in March 2025 was 98.79%, down from 99.29% in the previous month and was unchanged compared with one year ago.
