In March 2025, Fort Mill’s housing market saw a strong rebound. Home sales rose 41.98% from February and were up 45.57% year-over-year. New listings increased 11.11% month-over-month and 57.48% compared with last year. Inventory climbed for a fourth consecutive month, up 3.62% from February, reaching a three-year high in March 2025. Despite rising new listings and inventory, the months of supply of inventory declined month-over-month from 5.89 months to 4.23 months, keeping Fort Mill a balanced market between home buyers and sellers. Average days on market fell slightly to 47 days, down from 49 one month ago, but were 38+% higher than in March one year ago (34 days). Sale prices surged from March one year ago with the average sale price reaching $590,404 (up 18% year-over-year) and the median sale price reaching $560,000 (up 32% year-over-year). The average sale price jumped 7.78% to $590,404, and the median sale price rose 13.13% to $560,000 from the prior month—both hitting three-year highs. The list-to-sale price ratio held steady at 98.28%. Price per square foot declined slightly by 2.62% from one month ago to $223.

SALES IN FORT MILL UP

After four consecutive months of declines, sales in March 2025 soared 41.98% to 115 from 81 in the previous month of February. Sales in March 2025 were 45.57% higher compared with March one year ago when they stood at 79. March 2025 sales were lower by 10 sales compared with March 2023.

 

 

NEW LISTINGS IN FORT MILL UP A 3rd CONSECUTIVE MONTH

New listings in Fort Mill increased 11.11% to 200 in March 2025 from 180 one month ago. New listings increased 57.48% from 127 in March one year ago. New listings were also higher than in March 2023, which saw 130 new listings come on market. March 2025 new listings were at their second highest level in the past three years.

 

 

FORT MILL HOUSING INVENTORY UP A 4th CONSECUTIVE MONTH

The number of properties for sale in March 2025 was 487, up 3.62% from the previous month of February, which saw 470 properties for sale. Inventory was also higher than in March 2024 (302) and March 2023 (285).  March 2025 inventory was at its highest level in the past three years.

 

The months supply of inventory declined to 4.23 months from 5.89 months, keeping Fort Mill in a balanced market between buyers and sellers in March 2025, despite the increases in both new listings and inventory.

 

AVERAGE DAYS ON MARKET 

Average days on market in Fort Mill were 47 days, down 4.08% from 49 days in the prior month of February. Days on market were 13 days higher than in March 2024. Days on market were four days higher in the current year than what we saw in March 2025.

 

 

LIST TO SALE PRICE RATIO 

The March list to sale price ratio was 98.28%, unchanged from the previous month. Compared with March 2024, the list to sale price ratio was also unchanged.

 

 

FORT MILL SALE PRICES UP 

Average home sale price was $590,404 in March 2025, up 7.78% from $547,800 in the previous month of February. Year-over-year, the average home price improved 18.03% from $500,229 in March 2024. The March 2025 average home sale price was at its highest compared with March 2024 and 2023.

 

Median home sale price in March 2025 was $560,000, up 13.13% from $495,000 one month ago. Year-over-year, the median sale price increased 31.76% from $425,000 in March one year ago. The March 2025 median home sale price was at its highest compared March 2024 and 2023.

 

With home sale prices in Fort Mill ranging from under $200,000 to $1,350,000, the month-to-month decline in average and median home sale prices is most likely due to the price mix of homes sold in February compared with the previous month than to a decline in Fort Mill home values.

 

Price per square foot was $223 in March 2025, unchanged from one year ago. Year-over-year, the price per square foot declined 2.62% from $229.
