TEGA CAY REAL ESTATE MARCH 2025 HIGHLIGHTS
Tega Cay had 103 homes for sale in March 2025, unchanged from February with with both months representing the highest inventory level seen in the past three years. Inventory increased from 78 homes in March 2024 and from 73 in March 2023. The months supply of inventory rose to 7.36 in March, up from 6.67 in February. Tega Cay remained a home buyer’s market in the first three months of 2025.
March 2025 saw 25 new listings, just one more than in February. This was three fewer than the 28 listed in March 2024 and two fewer than the 27 in March 2023. Home sales totaled 14 in March, down from 15 in February and down from 18 in March 2024 and down from 17 in March 2024.
March 2025 average days on market increased a fourth consecutive month to 64, up from 54 in March 2024 and 41 in March 2023, reaching a three-year high. The average sale price in March was $597,920, unchanged from February but up 13.43% from $527,137 in March 2024. The median sale price dropped to $510,000 from $564,000 in February but was 9.68% higher than $465,000 in March 2024. Price per square foot rose to $273, a 5.41% increase from $259 in February and 20.26% higher than $227 one year ago.
The list to sale price ratio of 98.58% was essentially the same as in February and March 2024, indicating limited room for negotiation despite higher inventory and longer market times.

HOUSING INVENTORY
Tega Cay properties for sale in March 2025 was unchanged at 103 from the previous month of February. It’s noteworthy that at 103 properties for sale in both February and March 2025 were the highest level of inventory Tega Cay has seen in the past three years. Compared with March 2024, Tega Cay inventory was 32.05% higher than the 78 properties one year ago. Tega Cay inventory was also higher than in March 2023 when it stood at 73 properties for sale.
MONTHS SUPPLY OF INVENTORY KEEPS TEGA CAY A HOME BUYER’S MARKET
Tega Cay’s months supply of inventory in March 2025 increased to 7.36 months from 6.67 months in February. March’s months supply of inventory was nonetheless lower than the 8.27 months in January 2025. Tega Cay has remained a home buyer’s market in 2025.
NEW LISTINGS
New listings in Tega Cay remained flat in March 2025, increasing by just one to 25 from the previous month of February. Compared with March 2024, new listings declined by three in the current year. New listings in March 2025 were also lower by two compared with March 2023.
TEGA CAY SALES
Tega Cay had 14 sales in March 2025, one less than in the previous month of February, but three more than in January 2025. The number of sales was 26.32% lower than in March 2024, which saw 18 sales. Sales in March 2025 were also lower compared with March 2023, which saw 17 sales.
DAYS ON MARKET UP AT THEIR HIGHEST LEVEL IN THREE YEARS
Average days on market in Tega Cay increased a fourth consecutive month to their highest level in three years to 64 days. Days on market in March 2025 were 10 days higher than in March one year ago and 23 days higher than in March 2023.
TEGA CAY HOME SALE PRICES
Average sale price in March 2025 was $597,920, flat compared with the previous month of February. Compared with March 2024, average sale price was 13.43% higher than the $527,137 one year ago. Tega Cay’s average sale price was at its highest level compared with March 2024 and 2023.
Median sale price of Tega Cay homes in February 2025 declined 9.57% to $510,000 from $564,000 in the previous month of February. Year-over-year, Tega Cay’s median sale price increased 9.68% from $465,00. Tega Cay’s median sale price was at its highest level compared with March 2024 and 2023.
Price per square foot was $273 in March 2025, up 5.41% from $259 in the previous month of February. Compared with March 2024, price per square foot was 20.26% higher than $227 one year ago.
TEGA CAY HOMES LIST TO SALE PRICE RATIO FLAT
Sellers received 98.58% of listing price in March 2025, flat compared with both the previous month and the previous year. Despite increased inventory and days on market, Tega Cay home buyers saw just a small window of opportunity to negotiate on price in March 2025.
