Mint Hill Real Estate March 2025 Highlights: What To Know Now

Mint Hill real estate March 2025 saw median and average home prices increase, except for a month-over-month decline in median sale price, which was most likely the result of the price mix of homes sold and not a decline in Mint Hill home values.  The number of properties sold in March 2025 increased 11+% month-over-month, but declined approximately 30.23% year-over-year. Days on market decreased seven days from one month ago, but were 23 days higher than in March one year ago. New listings increased a third consecutive month to 50 from 35 one month ago. New listings also increased just over 19% compared with March one year ago. Housing inventory increased a second consecutive month, up 5.96% month-over-month and up 19.27% from one year ago. The months supply of inventory declined slightly to 4.33 months, keeping Mint Hill in a balanced market between home buyers and sellers. List to sale price ratio at just under 98% offered Mint Hill home buyers a bit of negotiating room on price.

SALE PRICES UP

Average sale price in Mint Hill in March 2025 was $601,104, up 3.96% from one month ago. The March 2025 average sale price was 8.33% higher than $554,889 in March one year ago. The average sale price in March 2025 was at its highest compared with March 2024 and 2023.

 

Median sale price in Mint Hill in March 2025 was $556,750, down 4.83% from $584,999 in the previous month of February. The median sale price was 4.07% higher than $535,000 in March one year ago. The median sale price in March 2025 was at its highest compared with March 2024 and 2023. The month-over-month decline in median sale price is most likely due to the price mix of homes sold in March 2025 and not a result of home values declining in the month.

 

Price per square foot in March 2025 was $241, flat compared with one month ago. Year-over-year, the average price per square foot was 3.88% higher than $232 in March one year ago. 

 

 

DAYS ON MARKET 

Average days on market in March 2025 were 65 days, down seven days from one month ago. Days on market were up 23 days from 42 days in March one year ago. Compared with March 2023, days on market were three days lower in the current year.

 

 

MINT HILL HOUSING INVENTORY UP A 2ND CONSECUTIVE MONTH

The number of properties for sale in Mint Hill in March 2025 slightly to 130, up 5.69% from 123 in the previous month of February. Inventory was 19.27% higher than the 109 properties for sale in March 2024. Compared with March 2023, housing inventory was lower in March 2025 by 12 properties. 

 

The months supply of inventory declined slightly to 4.33 months from 4.52 months, keeping Mint Hill in a balanced market between home buyers and sellers.

 

 

NEW LISTINGS UP A 3rd CONSECUTIVE MONTH

The number of new listings in March 2025 was 50, up from 35 in the previous month of February. Compared with March 2024, new listings increased 19.05% from 42 one year ago. Compared with March 2023 when new listings stood at 64, new listings in the current year were 14 lower.

 

 

MINT HILL SALES 

Mint Hill sales in March 2025 increased 11.11% to 30 from 27 sales one month ago. Sales were 30.23% lower in March 2025 compared with March 2024, which saw 43 sales. March 2025 sales also declined from 36 in March 2023.

 

 

LIST TO SALE PRICE RATIO 

The list to sale price ratio in March 2025 was 97.9%, flat compared with the previous month. The March 2025 list to sale price ratio declined from 99.16% in March one year ago. Mint Hill home buyers saw a small window of opportunity to negotiate on price in March 2025.
