Mint Hill Real Estate January 2025 Highlights: What To Know Now

Mint Hill real estate January 2025 saw median and average home prices decline month-over-month, while increasing year-over-year.  The number of properties sold in January 2025, declined to their lowest level in three years. Days on market dropped 5 days from one month ago, but were 23 days higher than in January one year ago. New listings doubled after four consecutive months of declines. Housing inventory declined a third consecutive month, but was slightly higher than one year ago. The months supply of inventory at 6.5 months, moved Mint Hill into a buyer’s market. List to sale price ratio at 102.97% offered Mint Hill home buyers minimal negotiating room on price and improved both month-over-month and year-over-year.

SALE PRICES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Average sale price in Mint Hill January 2025 was $583,585, down 20.22% from $731,468 in January 2025. The January 2025 average sale price was 19.79% higher than $487,181 in January one year ago. The January 2025 average sale price was at its highest level compared with January 2024 and 2023.

 

Median home sale price in Mint Hill January 2025 was $565,000 down 15.36% from $667,500 in the previous month of December. The median sale price increased 14.84% from $492,000 in January 2024. The January 2025 median sale price was at its highest level compared with January 2024 and 2023.

 

Price per square foot in January 2025 was $220, down 4.76% from $231 one month ago. Year-over-year, the average price per square foot was 4.27% higher than $211 in January one year ago. 

 

DAYS ON MARKET DOWN

Average days on market in January 2025 were 70 days, declining five days from one month ago. Days on market were up 48.94% from 47 days compared with January 2024. Compared with January 2023, average days on market in 2025 were 14 days higher.

 

MINT HILL HOUSING INVENTORY DECLINED A 3RD CONSECUTIVE MONTH

The number of properties for sale in Mint Hill in January 2025 stood at 117, down 13.33% from 135 in the previous month of December. Inventory was 4.46% higher than the 112 properties for sale in January 2024. Compared with January 2023, housing inventory was lower in January 2025 by 19 properties. 

 

The months supply of inventory of 6.5 months moved Mint Hill into a home buyer’s market.

 

NEW LISTINGS UP AFTER 4 CONSECUTIVE MONTHS OF DECLINES

The number of new listings in January 2025 was 26, more than doubling from the prior month’s new listing count of 17. Compared with January 2024, new listings declined 29.73% from 37. Compared with January 2023, new listings were lower by one. January’s new listings were at their second lowest level since December 2023.

 

MINT HILL SALES DOWN

Mint Hill sales in January 2025 fell to their lowest level in three years. At 18 sales, Mint Hill sales in January declined 43.75% compared with one month ago, which saw 32 sales. Sales were 30.77% lower in January 2025 compared with January 2024, which saw 26 sales. Sales also declined from 31 in January 2023.

 

LIST TO SALE PRICE RATIO JUST UNDER 103% IN MINT HILL

With a selling price at 102.97% of list price in January 2025, the list to sale price ratio increased from 101.17% in the previous month of December. It was also up from 97.69% in January one year ago. Mint Hill home buyers saw virtually no opportunities to negotiate on price in the month of January 2025.
