Indian Trail Real Estate April 2025 Highlights

In April 2025, the average home sale price in Indian Trail was $449,717, reflecting a 5.85% decline from March and a 2.17% decrease compared with April 2024. This marked the lowest average sale price for the month of April over the past three years. The median sale price also dropped to $427,500, down 3.93% from March and was 4.94% lower than in April 2024, reaching its lowest level in recent Aprils, as well. Despite these declines, the price per square foot rose 5.31% from March to $218, while remaining unchanged from April 2024. Housing inventory saw a slight monthly increase of 1.3% to 234 homes for sale, representing a 53+% rise compared with April 2024 and 2023. While the months supply of inventory edged down to 4.42 from 4.6 months in March, it remained at its highest point for any April in the past three years, indicating a balanced market between home buyers and sellers. New listings declined 22.02% from the prior month to 85, following three consecutive months of increases. New listings remained significantly higher than the 63 and 61 new listings in April 2024 and April 2023, respectively. Home sales rose for the third month in a row, increasing 6% to 53 in April, although this was still below the 63 homes sold in April 2024 and the 70 home sales in April 2023. Days on market dropped for the third straight month, falling to 47 from 50 in March. Homes stayed on the market 21 days longer than in April 2024, but were eight days fewer than in April 2023. The list-to-sale price ratio held steady year-over-year at 98.92%, showing a slight uptick from 98.79% in March.

INDIAN TRAIL HOME SALE PRICES 

Average home sale price in Indian Trail was $449,717, down 5.85% from $447,048 in the previous month of March. The average sale price was 2.17% lower than $459,093 in April 2024. The April 2025 average sale price was at its lowest level compared with April 2024 and 2023.

 

Median home sale price was $427,500, down 3.93% from $444,995 in the previous month of March. The median sale price was 4.94% lower than the $449,716 price in April 2024.  The April 2025 median sale price was at its lowest level compared with April 2024 and 2023.

 

Price per square foot averaged $218 in April 2025, up 5.31% from the previous month’s $207 per square foot. Price per square foot was unchanged compared with April one year ago.

 

 

INDIAN TRAIL HOUSING INVENTORY 

The number of properties for sale in April 2025 increased 1.3% to 234 properties for sale from 231 in the previous month of March. Inventory was 53.95% higher than in April 2024 when inventory stood at 152 homes. Compared with April 2023, when properties for sale stood at 153, 2025 inventory was also 53+% higher in 2025.

 

The April months supply of inventory, which declined slightly to 4.42 months from 4.6 months, was at its highest level compared with April 2024 and 2023. Indian Trail in a balanced market between home buyers and home sellers. Year-to-date in 2025, the months supply of inventory was at its lowest level despite an increase in  inventory, suggesting demand is keeping up with the increased supply.

 

 

NEW LISTINGS DOWN AFTER 3 CONSECUTIVE MONTHS OF INCREASES

After reaching their highest level in three years one month ago, new listings in April 2025 declined 22.02% from 109 properties to 85 properties.  New listings were 34.92% higher than the 63 new listings Indian Trail saw one year ago in April 2024. April 2025 listings were also higher than the 61 new listings Indian Trail saw in April 2023.

 

 

INDIAN TRAIL HOME SALES UP A 3RD CONSECUTIVE MONTH

April 2025 home sales increased in Indian Trail 6% to 53 from 50 sales one month ago. April 2025 sales were lower compared with April one year ago, which saw 63 sales. Compared with April 2023, current year sales were lower by 17 sales.

 

 

DAYS ON MARKET DECLINED A 3RD CONSECUTIVE MONTH

Indian Trail days on market declined 6% in April 2025 to 47 days from 50 days in the previous month of March. Compared with April 2024, days on market were 21 days higher in 2025. Compared with April 2023, days on market were lower by eight days in the current year.

 

 

LIST TO SALE PRICE RATIO 

The list to sale price ratio in April 2025 was 98.92%, up slightly from 98.79% in the previous month and was unchanged compared with one year ago.
