Huntersville Real Estate April 2025 Highlights

In April 2025, Huntersville’s housing market continued to show strong price appreciation with the average sale price rising to $696,595 and the median sale price reaching $612,500—both at their highest levels for the month of April compared with April 2024 and 2023. Price per square foot remained steady month-over-month but was up compared with April one year ago. Inventory also increased, with 466 homes for sale and the months supply of inventory rising to 4.36 months, indicating a balanced market between home buyers and sellers. New listings climbed for a fourth consecutive month, reaching 187 properties for sale. The list to sale price ratio held firm at 99.48%, reflecting limited negotiating power for buyers. Homes sold slightly faster than in March, averaging 38 days on market, but still lingered longer compared with previous Aprils. Sales declined to 107 in April, down from both the prior month and year, following three straight months of increases in 2025.

HOME SALE PRICES UP

Average sale price in April 2025 was $696,595, up 10.92% from $628,010 in the previous month of March. The average home sale price increased 23.85% from $562,445 in April one year ago. The April 2025 average home sale price was at its highest level compared with April 2024 and 2023.

 

Median home sale price in April 2025 was $612,500, up 13.79% from $538,250 in the previous month of March. The median home sale price improved 19.05% from $514,500 in April 2024. The April 2025 median home sale price was at its highest level compared with April 2024 and 2023.

 

Price per square foot in April 2025 was $242, unchanged from one month ago. The price per square foot was 7.56% higher than the $225 in April one year ago. 

 

 

DAYS ON MARKET DOWN A 3rd CONSECUTIVE MONTH

Average days on market in April 2025 were 38 days, down three days from 41 days one month ago. Year-over-year, average days on market in April 2025 were 19 days higher. Compared with April 2023, days on market were 14 days higher in April 2025. 

 

 

HUNTERSVILLE HOUSING INVENTORY UP

The number of properties for sale in April 2025 increased 9.13% to 466 from 427 properties for sale in the previous month of March. Inventory was 22.63% higher than the 380 properties for sale in April one year ago. April 2025 inventory was also higher than the 299 properties for sale in April 2023. 

 

The months supply of inventory increased to 4.36 months from 3.33 months in March, keeping Huntersville in a balanced market between home buyers and home sellers.

 

 

NEW LISTINGS UP A 4th CONSECUTIVE MONTH

The number of new listings in April 2025 was 187, up 23.03% from 152 in the prior month of March. Compared with April 2024, new listings were 13.33% higher, when listings stood at 165.  April 2025 new listings were higher by 72 properties compared with April 2023.

 

 

HUNTERSVILLE SALES DECLINE

After three months of consecutive increases, sales in Huntersville declined 16.41% in April 2025 to 107 from 128 in the previous month of March. Sales also declined 9.32% compared with April 2024, which saw 118 sales. April 2025 sales were higher than in April 2023, which saw 92 sales.

 

 

LIST TO SALE RATIO UP TO JUST UNDER 100%

The April 2025 list to sale price ratio of 99.48% was flat both month-over-month and year-over-year. Huntersville home buyers saw minimal opportunity to negotiate on price in April.
