Cornelius Real Estate April 2025 Highlights

In April 2025, the average home sale price in Cornelius was $595,650, down 10.82% from March and 18.8% lower than in April 2024. The median sale price rose 1.98% month-over-month to $547,000 and increased 7.25% from April one year ago—the highest April median sale price in three years. Price per square foot increased to $303 from $283 in March but remained 6.19% below April 2024. Homes sold in April 2025 ranged from just under $600,000 to just under $1.4 million, suggesting the decline in average sale price was due to the price mix of homes sold, not falling values. Average days on market dropped to 40 from 50 last month, unchanged from last year but 10 days higher than in April 2023. Inventory rose to 260 homes, the highest in three years, up 3.59% from March and 27.45% from one year ago. Despite more inventory, the months supply of inventory held steady at 4.48 months, indicating a balanced market. New listings dropped 29.79% from March to 66, slightly below last April but above April 2023. Sales held steady month-over-month at 55 homes and were up 20.83% year-over-year. The list to sale price ratio improved slightly to 98.66%, matching last year’s level and providing Cornelius home buyers a very small window of opportunity to negotiate on price.

HOME SALE PRICES 

Average home sale price in April 2025 was $595,650, down 10.82% from $667,937 in the previous month of March. Year-over-year, the average home sale price was 18.8% lower than in April 2024 when it was $733,517. 

 

Median home sale price in April 2025 was $547,000, up 1.98% from $536,375 in the previous month of March. The April 2025 median home sale price was 7.25% higher than $510,000 in April one year ago. The April 2025 median sale price was at its highest level compared with April 2024 and 2023.

 

Price per square foot in April 2025 was $303, up 7.07% from $283 in the most recent month of March. The price per square foot was 6.19% lower than the 323 in April one year ago.

 

In April 2025, Cornelius homes that sold ranged in price from just under $600,000 to just under $1.4 million.  The price mix of homes sold is likely the reason for any declines in Cornelius’ month-over-month and year-over-year average prices rather than a decline in Cornelius home values.

 

 

DAYS ON MARKET 

Average days on market in April 2025 were 40 days, down from 50 days in the previous month. Year-over-year, the days on market were equal. Compared with April 2023, current year days on market were 10 days higher.

 

 

CORNELIUS HOUSING INVENTORY UP

The number of properties for sale in April 2025 was 260, up 3.59% from 251 one month ago. Inventory was 27.45% higher than the 204 properties for sale in April one year ago. Inventory was also higher than the 213 properties for sale in April 2023. April 2025 inventory was at its highest level in the past three years.

 

Despite an increase in inventory and new listings in April 2025, the months supply of inventory of 4.48 months was flat compared with one month ago. Cornelius remained a balanced market between home buyers and sellers in April, but was at its highest level compared with April 2024 and 2023.

 

 

NEW LISTINGS DOWN

After reaching their highest level since June 2022 in the previous month, the number of new listings in April 2025 declined  29.79% to 66 from 94 in March. Compared with April 2024, new listings were 1.49% lower when new listings stood at 67 properties. April 2025 listings were higher compared with April 2023, which saw 47 new listings. 

 

 

SALES UP YEAR-OVER-YEAR

Sales were flat month-over-month with 55 homes sold in both April and March 2025. April 2025 sales 20.83% higher than the 48 properties sold in April one year ago. April 2025 sales were also higher by three properties compared with April 2023. 

 

 

LIST TO SALE RATIO 

The list to sale price ratio improved slightly to 98.66% from 98.13% one month ago. The list to sale price ratio was equal to that of April one year ago.
