In April 2025, the average home sale price was $538,997, down 3.27% from $557,222 in March and 21.94% lower than $690,000 in April 2024. The median sale price was $469,985, an 18.26% drop from $575,000 in March and 26.45% lower than $639,000 in April 2024. Both median and average sale prices were at their lowest level in 2025 compared with April 2024 and 2023. It’s noteworthy that these declines are based on just five April 2025 sales—less than half the number in April 2024—and a different mix of home prices. April 2025 sales ranged from $250,000 to $815,000, while April 2024 included sales up to $1.7 million, with four sales above $630,000.
Homes took longer to sell, averaging 64 days on market in April 2025, up from 54 in March and 57 in April 2024. Compared with April 2023, market time was 34 days longer in 2024.
Inventory remained steady at 82 properties, matching April 2024 and slightly below March’s 84. It was higher than the 73 properties for sale in April 2023. Months of supply inventory increased to 16.4 months in April 2025, indicating a continued buyer’s market in Lake Wylie.
New listings fell to 10 in April 2025, down from 12 in March and 50% lower compared with 20 in April 2024 and 17 in April 2023. This was the second straight month of 50% year-over-year declines in new listings.
Closed sales dropped to five in April 2025, down from nine in March and 12 in April 2024. Compared with 16 sales in April 2023, this represents a decline of over 68%.
The list-to-sale price ratio rose slightly to 97.64%, up from 96.71% in March and was unchanged compared with April 2024.

HOME SALE PRICES
Average sale price in April 2025 was $538,997, down 3.27% from $557,222 in the previous month of March. Year-over-year, the average home sale price was 21.94% lower than in April 2024 when it was $690,000. The April 2025 average sale price was at its lowest level compared with April 2024 and 2023.
Median home sale price in April 2025 was $469,985, down 18.26% from $575,000 in the previous month of March. The median home sale price improved 26.45% lower than $639,000 in April 2024. The April 2025 median sale price was at its lowest level compared with April 2024 and 2023.
Price per square foot in April 2025 was $199, down 4.33% from $208 compared with one month ago. The price per square foot was 16.74% lower than the $239 in April one year ago.
It’s noteworthy that the sale prices in April 2025 are based on just five sales, which is less than half of the number of sales in April 2024. Additionally, the price mix of sold homes was quite different in April 2025 (ranging from $250,000-$815,000), while in April 2024 sold homes included a price range of $279,000-1.7 million). April 2024 closed sales included two sales of over $1 million and four sales from $630,000-855,000. The decline in average and median home sales prices in the current year is due to the price mix of homes sold.
DAYS ON MARKET UP
Average days on market in April 2025 increased 18.52% to 64 days from 54 days in March. Year-over-year, average days on market increased from 57 days compared with April 2024. Compared with April 2023, days on market were 34 days higher in April 2025.
LAKE WYLIE HOUSING INVENTORY FLAT
The number of properties for sale in April 2025 was 82, down from 84 in the prior month and equal to 82 in April one year ago. April 2025 inventory was higher than the 73 properties for sale in April 2023. The April 2025 months supply of homes increased to 16.4 months from 9.22 months, keeping Lake Wylie a home buyer’s market based on this metric.
NEW LISTINGS DECLINED 50% YEAR-OVER-YEAR
The number of new listings in April 2025 was 10, down from 12 in the prior month of March. New listings declined 50% compared with both April 2024, which saw 20 new listings. New listings declined in 2025 from 17 in April 2023. This was the second consecutive month that new listings declined 50% year-over-year.
LAKE WYLIE SALES DOWN 58+% YEAR-OVER-YEAR
Sales in April 2025 declined 44.44% from March 2025’s nine sales to five sales in April 2025. Sales were 58.33% lower than the 12 sales in April 2024. Compared with April 2023, sales were down from 16.
LIST TO SALE PRICE RATIO
The April 2025 list to sale price ratio of 97.64% improved from 96.71% in the previous month and were equal to the ratio in April one year ago.
