Fort Mill Real Estate May 2025 | What To Know Now
In May 2025, Fort Mill home sales rose a third consecutive month, jumping 22.73% to 189 from 154 in April. Compared with May 2024, sales were up 35%. Sales were at their highest level in three years. New listings increased a fifth consecutive month, rising 14.47% from April and 48.81% year-over-year reaching 261—higher than May 2023 as well. Inventory climbed for the sixth month in a row, up 11.26% from April to 573–the highest level in three years.
Despite the rise in listings and inventory, months supply of inventory declined to 3.03 from 3.35, keeping Fort Mill a home seller’s market. Average days on market declined to 37 days, but were 12 days longer than one year ago. The May 2025 list-to-sale price ratio remained flat at 99.42% both month-over-month and year-over-year, leaving little room for buyer negotiation.
The average sale price in May was $595,234, up 3.5% from April and up 5.9% from May 2024. The median sale price increased 7.57% month-over-month to $496,8900 and increased 9.08% from May 2024. Both median and average sale prices were the highest for any May in the past three years. Price per square foot was $227, down 2.16% from the prior month and down 6.97% year-over-year.

SALES IN FORT MILL UP TO THEIR HIGHEST LEVEL IN 3YEARS
Sales in May 2025 soared a third consecutive month, up 22.73% to 189 from 154 in the previous month of April. Sales in May 2025 were 35% higher compared with May one year ago when they stood at 140. May 2025 sales were higher by 75 sales compared with May 2023.
NEW LISTINGS IN FORT MILL UP A 5th CONSECUTIVE MONTH
New listings in Fort Mill increased 14.47% to 261 in May 2025 from 228 one month ago. New listings increased 45.81% from 179 in May one year ago. New listings were also higher than in May 2023, which saw 137 new listings come on market. April 2025 new listings were at their highest level in the past three years.
FORT MILL HOUSING INVENTORY UP A 6th CONSECUTIVE MONTH
The number of properties for sale in May 2025 was 573, up 11.26% from the previous month of April, which saw 515 properties for sale. Inventory was also higher than in May 2024 (369) and May 2023 (267). May 2025 inventory was at its highest level in the past three years.
Despite the May 2025 increase in new listings and inventory to record high levels, the months supply of inventory declined to 3.03 months from 3.35 months, keeping Fort Mill back into a home seller’s market.
AVERAGE DAYS ON MARKET
Average days on market in Fort Mill were 37 days, down 19.57% from 46 days in the previous month. Days on market were 12 days higher in the current year than what we saw in May 2024. Days on market were 16 days higher in the current year than in May 2023.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The May list to sale price ratio was flat month-over-month at 99.42%. Compared with May 2024 the list to sale price ratio was unchanged.
FORT MILL SALE PRICES UP
Average home sale price was $595,234 in May 2025, up 3.5% from $575,091 in the previous month of April. Year-over-year, the average home price improved 5.9% from $562,074 in May 2024. The May 2025 average home sale price was at its highest compared with May 2024 and 2023.
Median home sale price in May 2025 was $534,500, up 7.57% from 496,890 one month ago. Year-over-year, the median sale price increased 9.08% from $490,000 in May one year ago. The May 2025 median home sale price was at its highest compared with May 2024 and 2023.
Price per square foot was $227 in May 2025, down 2.16% from $232 one month; and was down 6.97% from one year ago.
