Indian Land, SC (29707 zip code) housing market update for May 2025

 

In May 2025, Indian Land saw notable growth in new listings, which rose to 123—up over 20% from both the previous month and the same time last year. Housing inventory also increased, reaching 337 active listings, the highest in three years and over 50% higher than in May 2024. Despite the increase, the market remained balanced with a 4.68 month supply of homes.

Home prices continued to climb. The average sale price reached $630,609, up 15% month-over-month, while the median price rose nearly 25% to $617,000. Both average and median home sale prices increased year-over-year, as well and reached their highest levels since January 2023. These price gains are likely driven by a mix of higher-end sales and new construction inventory. Price per square foot dipped slightly to $222 but remained stable year-over-year.

The list-to-sale price ratio held steady at 99.1%, indicating limited room for negotiation. Days on market fell to 42, slightly lower than in recent months but still up from one year ago. The number of properties sold dipped to 72, down slightly from April and from the previous two years.

Overall, the Indian Land market showed strong listing activity and price growth in May 2025, supported by increasing inventory and continued buyer demand.

NEW LISTINGS IN INDIAN LAND UP

New listings in May 2025 increased to 123, up 20.59% from 102 in the previous month of April. Compared with May 2024, new listings were 21.78% higher versus 101 listings one year ago. Compared with May 2023 new listings (68 listings) in April 2025 were significantly higher. 

 

 

INDIAN LAND INVENTORY UP

Indian Land housing inventory increased 12.33% month-over-month to 337 properties for sale from 300 one month ago. Compared with May 2024, the number of properties for sale increased 53.18% from 220. Compared with May 2023, inventory was up from 179 properties for sale. This was the highest level of inventory Indian Land has seen in the past three years.

 

Despite the increase in inventory in Indian Land in April, the months supply of inventory of 4.68 months kept Indian Land in a balanced market in May 2025. The months supply of inventory was at its highest compared with May 2024 and 2023.

 

 

INDIAN LAND  HOME SALE PRICES UP

Average home sale price in May 2025 was $630,609, up 15.33% from $546,787 in the previous month. Average sale price was 6.86% higher than $590,129 in May one year ago.

 

Median home sale price in May 2025 was $617,000, up 24.77% from $494,500 in the previous month of April. Median sale price was was 12.18% higher than  $550,00 in May one year ago.

 

Both the median and average home sale prices were at their highest levels since January 2023. It’s reasonable to assume that to some degree the price increases are a result of of the price mix of homes sold and considerable new construction inventory on the market.

 

Price per square foot for Indian Land homes in May 2025 was $222, down 4.31% from $232 in the previous month. Year-over-year, the March 2025 price per square foot was unchanged.

 

 

LIST TO SALE PRICE RATIO 

The list to sale price ratio in May 2025 was 99.1%, equal to that of one month ago. The list to sale price ratio was down from 100.58% in May one year ago. Nonetheless, home buyers in Indian Land saw minimal opportunity to negotiate on price in May 2025.

 

 

DAYS ON MARKET 

Days on market for Indian Land properties in May 2025 were 42 days, declining five days from 47 days in the prior month. The days on market have remained relatively steady at 47 days in February, 46 days in March,  47 days in April, and now 42 days in May. May 2025 days on market were 23 days higher than one year ago in May, which saw 19 days on market. In May 2023, days on market were 33, nine days lower than in the current year.

 

 

NUMBER OF PROPERTIES SOLD 

The number of properties sold in May 2025 declined 7.69% to 72 sales from 78 in the previous month of April. Compared with May 2024, sales declined 6.49% from 77. Compared with May 2023, 2025 sales were lower by eight properties.
