Indian Trail Real Estate May 2025 Highlights

In May 2025, the average home sale price in Indian Trail was $518,310, reflecting a 15.06% improvement over April and a 15.36% increase over May 2024.  The median sale price also increased to $475,000, up 10.92% from April and up 9.41% over May 2024. Both median and average home sale prices were at their highest levels compared with May 2024 and 2023. The price per square foot rose 1.38% from April to $220 and was 3.29% higher than in May one year ago.

Housing inventory increased a fourth straight month–8.44% month-over-month to 257 properties. Year-over-year, inventory increased 43.58%.  While the months supply of inventory edged down to 4.08 months from 4.42 months in April, it remained at its highest point for any May in the past three years, keeping Indian Trail a balanced market between home buyers and sellers.

New listings increased 10.59% from the prior month to 94 and were 2.17% higher than one year ago in May. 

Home sales rose for the fourth month in a row, increasing 16.67% to 63 from 54 one month ago. Sales were also 26% higher in May 2025 than in May 2024.

Days on market declined to 29 days in May–their lowest level since September 2024.

The list-to-sale price ratio showed a significant uptick to 101.26% from 98.94% in April and 99.91% in May one year ago. May’s list-to-sale-price ratio was at its highest level since August 2022.

INDIAN TRAIL HOME SALE PRICES UP 

Average home sale price in Indian Trail was $518,310, up 15.06% from $450,453 in the previous month of April. The average sale price was 15.36% higher than $449,290 in May 2024. The May 2025 average sale price was at its highest level compared with May 2024 and 2023.

 

Median home sale price was $475,000, up 10.92% from $428,250 in the previous month of April. The median sale price was 9.41% higher than the $434,139 median price in May 2024.  The May 2025 median sale price was at its highest level compared with May 2024 and 2023.

 

It’s not unreasonable to assume that at least some of these increases in sale prices are due to the price mix of homes sold in Indian Trail in May 2025 versus May 2024.

 

Price per square foot averaged $220 in May 2025, up 1.38% from the previous month’s $217 per square foot. Price per square foot was 3.29% higher than in May one year ago when it stood at $219.

 

 

INDIAN TRAIL HOUSING INVENTORY UP A 4TH CONSECUTIVE MONTH 

The number of properties for sale in May 2025 increased 8.44% to 234 properties for sale from 237 in the previous month of April. Inventory was 43.58% higher than in May 2024 when inventory stood at 179 homes. Compared with May 2023, when properties for sale stood at 161, current year May inventory was higher by 76 properties.

 

The May 2025 months supply of inventory, which declined slightly to 4.08 months from 4.42 months, was at its highest level compared with May 2024 and 2023. Indian Trail remained a balanced market between home buyers and home sellers. Year-to-date in 2025, the months supply of inventory was at its lowest level despite an increase in  inventory, suggesting demand is keeping up with the increased supply.

 

 

NEW LISTINGS UP

New listings in May 2025 increased 10.59% from 85 properties to 94 properties.  New listings were 2.17% higher than the 92 new listings Indian Trail saw one year ago in May 2024. May 2025 listings were also higher than the 81 new listings Indian Trail saw in May 2023.

 

 

INDIAN TRAIL HOME SALES UP A 4th CONSECUTIVE MONTH

May 2025 home sales increased 16.67% to 63 from 54 sales one month ago. May 2025 sales were 26% higher compared with May one year ago, which saw 60 sales. Compared with May 2023, current year sales were essentially flat, down by one sale. May 2025 saw the highest number of sales in Indian Trail since April 2024, which also had 63 sales.

 

 

DAYS ON MARKET DECLINED TO THEIR LOWEST LEVEL SINCE SEPTEMBER 2024

Indian Trail days on market declined 38.3% in May 2025 to 29 days from 47 days in the previous month of April. Compared with May 2024, days on market were four days higher in 2025. Compared with May 2023, days on market were lower by 18 days in the current year.

 

 

LIST TO SALE PRICE RATIO OVER 101%

The list to sale price ratio in May 2025 was 101.26%, up  from 98.94% in the previous month and up from 99.91% in May one year ago. May’s list to sale price ratio was at its highest level since August 2022.
