Just how low is Charlotte region’s housing inventory? Charlotte Region’s months supply of homes at 2.5 months keeps the Greater Charlotte area a home seller’s market.

 

When is it a good time to sell your home? The best time to sell your home is when you have the least amount of competition and when interest rates are declining. Less competition means higher visibility for your home, low days on market, and a higher sale price.

 

MORTGAGE RATES DOWN A FULL PERCENT

Mortgage rates down a full percent from recent highs putting more buyers in the market

 

Days on Market remain relatively low. Although average days on market have increased from the same time last year, they remain relatively low at 34 days and were down 1.6% from one year ago. In Mecklenburg County and Union County, days on market dropped to 27 days in July 2024, and were down 7.6% and 33.9% respectively.

 

Home sale prices have increased every month since February 2024. In the Charlotte Region, both average and median home sale prices continue to increase. Year-to-date through July 2024, Charlotte Region median home price has increased 4% year-over-year, while the average home price has increased 7.9%. In Mecklenburg County, home to Charlotte, Matthews, Mint Hill, Huntersville, Cornelius, Davidson, Pineville, the median price of a home topped $480,000 in July. This was the highest median price on record for Mecklenburg County and median price is now 33% higher than the median sale price at the height of the pandemic in June 2021 when it was $360,000.
