Huntersville Real Estate July 2024 Highlights

Huntersville real estate July 2024 saw median and average home sale prices increase both month-over-month and year-over-year.  The number of properties sold in July was flat compared with one month ago. Sales increased almost 35% from July one year ago. Days on market increased by 7 days from one month ago and decreased one day from one year ago. New listings declined 19% from one month ago, but were 20.59% higher compared with July one year ago.  Inventory declined slightly after six consecutive months of increases to its second highest level in the past three years. The months supply of inventory of 3.53 months kept Huntersville in home seller “territory” in July 2024. A list to sale price ratio of 99.32% provided Huntersville home buyers minimal opportunity to negotiate on sale price.

HOME SALE PRICES UP

Average sale price in July 2024 was $624,223, slightly higher than in the most recent month of June. The average home sale price increased 8.86% from $573,409 in July one year ago. The July 2024 average home sale price was at its highest level compared with July 2023 and 2022.

 

Median home sale price in July 2024 was $556,696, up 5.04% from $530,000 in the previous month of June. The median home sale price increased 2.15% from $545,000 in July 2023. The July 2024 median home sale price was at its highest level compared with July 2023 and 2022.

 

Price per square foot in July 2024 was $229, up $1 per square foot from June. The price per square foot was 7.51% higher than the $213 in July one year ago. 

 

 

DAYS ON MARKET REMAINED LOW

Average days on market in July 2024 were 25 days, up 7 days from 18 days one month ago. Year-over-year, average days on market in July 2024 declined 3.85%, by one day. Compared with July 2022, current days on market were 12 days higher in July 2024. 

 

 

HUNTERSVILLE HOUSING INVENTORY DOWN AFTER 6 CONSECUTIVE MONTHS OF INCREASES

The number of properties for sale in July 2024 was 424, down 1.17% from 429 in the previous month of June. Inventory was 35.9% higher than the 312 properties for sale in July one year ago. Inventory was higher than the 406 properties for sale in July 2022. This was the second highest level of inventory in Huntersville in the past three years.

 

The months supply of inventory of 3.53 months kept Huntersville in home seller “territory.” However, this was also the highest level of months supply of inventory compared with July 2023 and 2022.

 

 

NEW LISTINGS DOWN 19% FROM LAST MONTH

The number of new listings in July 2024 was 123, down 19.08% from 152 in the most recent month of June. Compared with July 2023, new listings were 20.59% higher, when listings stood at 102.  July 2024 listings were lower compared July 2022, which had 154 new listings. 

 

 

HUNTERSVILLE SALES FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Sales in Huntersville were flat compared with one month ago at 120 sales. Sales increased 34.83% from 89 in July 2023. Sales were lower compared with July 2022, which saw 140 sales. 

 

 

LIST TO SALE RATIO JUST UNDER 100%

The July 2024 selling price of 99.32% of list price was unchanged compared with one month ago. The list to sale price ratio declined from 100.62% in July one year ago. Home buyers are not seeing much room for negotiating on price in Huntersville.
