Huntersville Real Estate May 2024 Highlights
Huntersville real estate May 2024 saw home sale prices decline, except for an increase in the average sale price month-over-month. The number of properties sold in May increased a fifth consecutive month and also year-over-year. Days on market increased by three days after four consecutive months of declines. Nonetheless, 21 days on market would be considered low by any measure. New listings declined in May after five consecutive months of increases. By the same token, new listings in May 2024 were at their second highest level since July 2022. Inventory increased a fifth consecutive month to its highest level since October 2022 and was higher both month-over-month and year-over-year. The months supply of inventory declined to 2.92 months from 3.48 months one month ago, keeping Huntersville in home seller “territory” in May 2024. A list to sale price ratio of 99.69% provided Huntersville home buyers minimal opportunity to negotiate on sale price.

HOME SALE PRICES MIXED
Average sale price in May 2024 was $599,391, up 5.89% from $566,029 in the previous month of April. The average home sale price decreased 2.39% from $614,064 in May one year ago.
Median home sale price in May 2024 was $500,000, down 3.85% from $520,00 in the previous month of April. The median home sale price decreased 13.04% from $575,000 in May 2023. The May 2024 median home sale price was at its lowest level compared with May 2023 and 2022.
Price per square foot in May 2024 was $236, increasing 4.42% from $226 in April 2024. The price per square foot was 7.11% higher than the $220 in May one year ago. The May 2023 price per square foot was at its highest level since 2021.
DAYS ON MARKET INCREASED AFTER FOURTH CONSECUTIVE MONTHS OF DECLINE
Average days on market in May 2024 were 21 days, up three days from 18 days one month ago. Year-over-year, average days on market declined 34.38%, by 11 days. Compared with May 2022, current days on market were 15 days higher in May 2024.
HUNTERSVILLE HOUSING INVENTORY UP A FIFTH CONSECUTIVE MONTH
The number of properties for sale in May 2024 was 389, up 3.18% from 377 in the previous month of April. Inventory was 26.71% higher than the 307 properties for sale in May one year ago. Inventory was higher than the 337 properties for sale in May 2022. This was the highest level of inventory in Huntersville since October 2022 when inventory stood at 384 properties for salle.
Despite the increase in inventory in May 2024, the months supply of inventory declined to 2.92 months from 3.48 months in the previous month, keeping Huntersville in home seller “territory.”
NEW LISTINGS DECLINED AFTER FIVE CONSECUTIVE MONTHS OF INCREASES
The number of new listings in May 2024 was 150, down 9.09% from 165 new listings in the previous month of April. Compared with May 2023, new listings were 32.74% higher, when listings stood at 113. May 2024 listings were lower compared with May 2022, which had 227 new listings. New listings in May 2024 were at their second highest level since July 2022, when new listings stood at 154.
HUNTERSVILLE SALES UP A FIFTH CONSECUTIVE MONTH
Sales improved 17.7% in May 2024 to 133 from 113 in April 2024. Sales increased 9.02% from 122 in May 2023. Sales were flat compared with May 2022, which also saw 133 sales. May 2024 sales were at their highest level since October 2022 when they stood at 148.
LIST TO SALE RATIO JUST UNDER 100%
The selling price of 99.69% of list price declined from 100.6% in the previous month. Compared with May one year ago, the list to sale price ratio was flat. Buyers are not seeing much room for negotiating on price in Huntersville.
