Birkdale home sales in Quarter 4-2023 saw average and median home sale prices decline year-over-year. Prices did, however, increase in Quarter 4-2023 compared with the first three quarters in 2023. Home sold at 99.16% of list price in the Fourth Quarter 2023. This was a 2% increase from the same quarter one year ago, but a 2.02% decline from the most recent Third Quarter. With just six homes sold in Quarter 4-2023, the number of sold homes increased 50% over the same quarter one year ago. The six homes sold were the lowest Birkdale has seen in any quarter in 2023. Homes sold in an average of 27 days, higher than one year ago and one quarter ago, but nonetheless a quick turnaround. As of the start of Quarter 1-2024, four homes in Birkdale were listed for sale.

Birkdale is a master-planned community built around an 18-hole Arnold Palmer-designed Birkdale Golf Club and course.
