Market Activity and Demand

 

Pending sales reached 4,201, up 8.7% year-over-year. The continued increase in contracts reflects healthy buyer demand despite affordability challenges and elevated mortgage rates. Year-to-date, pending sales were up 3.5% compared with the same time frame one year ago.

Closed sales totaled 4,304, up 0.2% year-over-year. While sales activity remained essentially flat compared with last June, the slight increase suggests buyers continue to move forward with purchases despite higher inventory and ongoing affordability challenges. Closed sales increased 3.5% over the previous month of May.

List to Sales Price Ratio: declined 0.2% to 96.3% from 96.5% one year ago. Month-over-month, the list sale price ratio was unchanged. Year-to-date, the percent of original list price received was down 0.6% to 95.7% compared with the same time frame one year ago.
