Cureton home sales Q1-2025 saw the median home price decline 7%, year-over-year. Average home price declined 4% from one year ago. These Y-O-Y price declines should not be seen as a drop in home values in Cureton. Home sale prices in Cureton range from the higher $400,000’s to over $1.2 million. The median and average prices in Q1-2025 were impacted by the price mix of properties sold during the quarter. This is further reinforced by the fact that both average and median home sale prices in Q1-2025 were considerably higher than in most recent quarter ended, December 31, 2024, when the average sale price was $707,000 and the median sale price was $565,000. So while home prices are down compared to one year ago, they continue to increase quarter over quarter Unsurprisingly, the price per square foot declined 5% to $220, year-over-year (but higher than the $217 one quarter ago).
Home sales increased to six in Q1-2025. For a community with some 638 homes, the number of home sales is less than 1% of the potential inventory. Average days on market increased 54% to 40 days year-over-year, but declined from 55 days one quarter ago. The list to sale price ratio of 98.7% was unchanged from last year, offering minimal room for Cureton home buyers to negotiate on price. The months supply of inventory declined 64% to 2.0 months, keeping Cureton neighborhood in home seller “territory” in 2024, despite a 9% increase in the number of properties for sale in Q1-2025.
