Cureton home sales in Quarter 3-2024 saw the median home price decline 42% compared with the same quarter one year ago and for a third consecutive quarter. Average home price declined 22% from one year ago and for a third consecutive quarter. The price per square foot increased 10% to $226, year-over-year.
Home sales declined 55% to five from one year ago. For a community with some 638 homes, five home sales in an entire quarter are a drop in the bucket. The number of properties for sale in Quarter 3-2024 was 15, up 25% from the same quarter one year ago. The quarter saw two new listings, which were flat compared with the same quarter one year ago. While, the months supply of inventory increased to 3.0 months, the Cureton neighborhood remained in home seller “territory” in Quarter 3-2024.
Average days on market declined 37% to 19 days year-over-year.
The list to sale price ratio of just under 100% was unchanged compared with one year ago. Despite higher inventory, Cureton home buyers are not seeing significant opportunities to negotiate on price.
