Cureton home sales in Quarter 4-2023 saw median home price decline 30% compared with the same quarter one year ago. Average home prices declined 27% from one year ago. Some of this decline can be attributed to the price mix of homes sold in the Fourth Quarter, as well as to the fact that just three home sold in the last quarter of 2023 compared with 11 homes in the most recent quarter in 2023. For a community with some 638 homes, three home sales are a drop in the bucket. Average days on market declined year-over-year and quarter-over-quarter to just 11 days. List to sale price ratio increased to 102.84%, up 4% from one year ago and up 3.88% quarter-over-quarter.
