Fort Mill and Tega Cay, South Carolina Housing Market Update: January 2019. Both the Fort Mill and Tega Cay, SC housing markets remained seller markets in January 2019 characterized by inventory and months supply of housing decreasing both areas. Average and median sale prices also dropped in both Fort Mill and Tega Cay in January 2019 compared with one year ago. Closed sales in Tega Cay were up, but down in Fort Mill. Pending sales were down in Tega Cay, but up in Fort Mill. New listings were down double-digits in Tega Cay and up slightly in Fort Mill.

January 2019 home sales in the Fort Mill and Tega Cay, South Carolina (29715 and 29708 zip code areas) in the Charlotte, NC metro region continued the trends we’ve seen throughout 2018 and since 2016 with steadily increasing home prices, as inventory remains tight and as “affordable” homes become increasingly harder to find.

Fort Mill, SC Housing Market Statistics: January 2019

  • Average sale price of Fort Mill area homes decreased by 3.8% to just under $321,000 compared with January 2018.
  • Median sale price was down 1.6% to $295,000 in January 2019 versus January 2018.
  • Average days on market for Fort Mill property listings were 45 days in January 2019, down 15 days compared with the same month last year.
  • Median days on market in Fort Mill were 21 days in January 2019, a decrease of 13 days compared with one year ago.
  • Price per square foot  for Fort Mill homes was $135/square foot in January 2019, increasing by $10 per square foot versus the same month one year ago.
  • Closed sales of homes in Fort Mill during January 2019 decreased 17.2% compared with the same period last year. 
  • Pending sales in January 2019 were up 34.7% in Fort Mill compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes was 97.1% in Fort Mill, indicating minimal negotiating room. 
  • Months supply of homes dropped 21.4% to 2.2 months in January 2019, indicating predominantly a seller’s market in Fort Mill with inventory of homes dropping by 19.8%.
  • New listings in Fort Mill increased 4.8% in January 2019 as compared with January 2018.

Tega Cay, SC Housing Market Statistics: January 2019

  • Home sale prices averaged just over $286,000 for Tega Cay homes in January 2019, decreasing 24.4% compared with January 2018.
  • Median home sale prices were down 9.7% in January 2019 versus last year at $299,900.
  • Average days on market were 71, increasing by 8 days in January 2019 compared with one year ago.
  • Median days on market in Tega Cay were 49 days, decreasing in January 2019 by 16 days versus one year ago.  
  • Price per square foot in Tega Cay was $135 in January 2019, down $11 per square foot compared with January 2018.
  • Closed sales in Tega Cay increased 16.7% in January 2019 versus the same month one year ago.
  • Pending sales were down 34.5% in Tega Cay in January 2019 versus the same month one year ago.
  • Median percent of original list price that sellers received for their homes in Tega Cay was 91.7%, showing some “wiggle room” in negotiations.
  • Months supply of homes in January 2019 as compared with one year ago was 2.9 months, down 14.7%.
  • Inventory of homes was down by double-digits in January 2019, down 11.8% compared with the same time period one year ago.
  • New listings were down 16.3% in Tega Cay in January 2019.
